| SUN LAKES LIFESTYLES | AUGUST 2025 | 3 From the Master Board It's hot. It's been hot; more heat is coming. Two more months to go here in our little slice of paradise. It's a good time to enjoy the pools and entertainment on the Veranda. Remember to stop at stop signs and observe the speed limits by staying cool and calm. The Resident Survey will be going out to your homes this month so please check the boxes, write us a note and get it back to your district delegate. This is important information to understand our community for planning purposes. The clock tower project is underway with bricks currently being sold in the Main Clubhouse pro shop. This project is open to all residents and is being led by Joe Ganino, our Board Vice President. This is a lovely opportunity to enhance our community and remember loved ones. August is the month when the Board begins working through the budget for 2026. There are several elements of the budget including a) revenue from golf and sources other than dues, b) reserves, c) positions and labor costs, d) fixed contract costs (such as Artistic Maintenance, Spectrum, etc.), e) non-labor costs such as utilities, supplies, legal, and operational maintenance. Each of these must be considered in the context of prior year spend, inf lationary increases, contract rate increases, operating goals and objectives for the HOA, and strategic initiatives. Management obtains requests from the department heads of golf and operations and will consider each of these in conversation with the Board. The Board will also be working to set performance standards with the management company to meet resident satisfaction expectations. The Finance Advisory Committee will be a key partner for review and feedback. This is an important time and we ask residents to be engaged and participate in all scheduled community workshops. This budget time is also when the Board will work with CCL to review their financial projections and performance targets for all food and beverage venues in the coming year and set the incentive thresholds. Two major improvement projects are also in progress 1) the scheduling and implementation of our five-year street repaving plan 2) replacement of our street signs. These are being completed in phases, giving priority to the areas in the worst condition. "The budget is not just a collection of numbers, but an expression of our values and aspirations."
