I hope everyone is having a good summer. It is late June right now, and you are receiving this news in August. Our dance and B.B.Q., car show, and Shakespeare in Amphitheater were all fantastic! You need to keep an eye on the magazine to see what is coming. You will understand at the end of this message why it is important. First, if you are already not on our e-blast list, please go to the office as soon as you are able to sign up to get messages. When you sign up, check the box so email cannot be given out to anyone no matter what the circumstances. California law says that, unless the box is checked, those running for the Board can ask for your email to reach you for campaigning. However, it could be a ruse. You know how it is now a days. I am very proud to say that we guard yours, ours, and my information like Fort Knox. At least, I hope Fort Knox is being guarded. In a 55+ community, a lot of rumors go around. I do not mind repeating it that 55+ for us was enacted in the late 1990s with the HOPA Act, signed by Congress in the late 1990s. It stipulated that the community could be 55+ if someone in the home is 55+ but cannot have kids. What it means is that if you have a caretaker that is under 55, then they can live there if certain requirements are met. To lose our 55+ status, a large majority of owners can vote it out. However, we must continue to have age verification of who is in house even if it is every year that you live here. We have done it every even year – hint, hint, in 2026, it is coming again. This is not for the renters to make sure it is in. It is for the owner on the deed, so the information is sent to them to get it done. We do our fiduciary duty when we know of someone that is underage, which we rely on people telling us. We must send out violations and from those violations the fines begin if compliance is not met. If we do not comply with any of the aforementioned, our 55+ status can be taken away. This is a federal law (not a state law) signed into law by President Clinton, so it is quite a major thing. People cannot take it away; it will be an uphill battle to do that. In May, the Board passed a motion to deactivate activity cards for violations, fines, and assessments, and, in July, we will vote to make it a part of the rules. If you are coming to get a card, you will not get one if the owner is in violation, has fines, or owes assessments. Slowly but surely, we will be terminating cards. There are over 600 violations, and it will take us a bit to look them up to terminate cards. This also includes not being able to attend events, such as BBQs, dueling pianos, etc. If you are a renter, it may be a good idea to check with your landlord to see if any fines or fees are owed before getting your card. For renters, we cannot release any information on violations of fees owed. Instead, you will be asked to contact the owner. Help us get it done! We have a large facility and company (SCCA) to take care of, and we can cut violations down. I hope this helps! I am going to mention again to please come in to fill out paperwork to put your email on file to get mass emails. It is very important in the very near future because there is a good chance that August and September will be the last two paper issues of our Core Courier. We are trying our best to work on getting this out, but the issue comes down to how much it costs to mail. The publisher is losing about $4,000 a month. We do not know of any other business that can stand losing this much before pulling the plug. The magazine is paid by ads, so that tells you we are not getting enough ads. Management, different Board members, the publisher, and I had a resident go around to different businesses in the area to get ads. Some say it is too expensive, but I beg to differ. A business advertising can use it as a tax write off. This is our Association and our hometown. We shop at these businesses. Our publisher even joined the Chamber of Commerce, and she reached out to the businesses individually. Unfortunately, we could not get enough advertisers, so September will be our last print issue. We are exploring some other ways to share news. In August, we will have the dueling pianos with a dinner. I know everyone has talked to everyone else about it. It is going to be a good one, so, as soon as you read this, go to the office to register and pay. You will get some fantastic food! I guarantee it, as I am talking to the General Manager about what we are ordering while I am hungry. The September issue is going to be very important as we will share what is coming up the rest of the year. Once you see that issue, do not come to us for October events in September. Instead, you will have to do it on the first of the month. If you call over here to make reservation, sorry we are not the Ritz Carlton. There will be no reservations in advance. Look out for the September issue. My message will be long and drawn out. Norma and I will work diligently to make up a schedule for the following months.
