I cannot believe it is August already; this year has blown by so fast! As summer is in full swing, the Board and Finance Committee begin preparing the 2026 budget. We are a multi-million dollar corporation with cash and assets, and we strive to have both physical and financial health. The Board of Directors (BOD) at Four Seasons Beaumont manages the Corporation from an annual operating budget of approximately $5.8 million dollars, all of which comes from your HOA assessments. As you may know, the $298 assessment is divided between our operational expenses and funding our reserves. You may wonder what our reserves are. Our Reserve Study includes funding to replace items we own such as chairs, tables, carpet, tile, gym equipment, courts, buildings, and everything else. The study is based on the replacement cost and life expectancy of an item. We take great care not to replace an item that can be repaired to extend life expectancy, and all items are reviewed annually. This affects your monthly assessment. During the past year, reserves were used for street repairs, pool maintenance, and updates to the Ballroom. In addition, we have an extra assessment in the Front Yard Cost Center (FYCC) and the Springdale community. The FYCC's budget includes an additional monthly assessment of $92 per resident for the lawn, planters, and water for the front yard. And although the area surrounding the Springdale's is common area, Springdale residents pay an additional amount determined by each unit's square footage. As we prepare the budget, we take into consideration things like cost-of-living increases, inf lation, and the Consumer Price Index (CPI) for Riverside County. The BOD and Finance Committee have hit the mark on the budget for the past couple of years after K. Hovnanian no longer controlled the Board. We expect to do so again. We work diligently to factor in everything we can think of because no one wants to hear the words, "special assessment." Did you know that of our overall budget, 82 percent is comprised of contracts with our vendors like Park West, FirstService, and insurance, to name a few? The Board of Directors works to ensure the raises in contracts are minimal and send out Request for Proposals (RFPs) at the end of a contract to ensure that we get the best price possible for our association. Once the Finance Committee completes the budget, the BOD will vote to accept or amend it to ensure we are providing an equitable and competitive HOA assessment. The Civil Code requires completion by the end of November. Lastly, I did some checking for comparable HOA assessments and found some of our neighboring communities currently pay $300 to $500 per month. What a bargain we have since we have the most beautiful community! The BOD meets the second Thursday of the month at 1 pm in the Ballroom, and we welcome all residents to join us. For a more informal meeting, we have Meet with the Board the third Wednesday of the month at 2 pm in the Ballroom.
