Manage the Association's Finances Responsibly • Prepare and adopt a fair annual budget. • Levy and collect assessments to fund maintenance, reserves, and operations. • Maintain proper nancial records and make them accessible to members (within legal guidelines). 3. Maintain Common Areas and Assets • Ensure that shared amenities, landscaping, and infrastructure are well-maintained and repaired as needed. 4. Act Transparently and Communicate • Hold regular open board meetings (except for permitted executive sessions). • Provide meeting notices, agendas, and minutes as required by law. • Respond to reasonable member requests for information. 5. Comply with State Laws and HOA Documents • Follow the association's governing documents and all relevant local, state, and federal laws. 6. Treat Members Equitably • Avoid discrimination or favoritism. • Make decisions that benet the community as a whole, not individual Board members. 7.
