Did you know that you, the residents, are the cornerstone of our community? Without you and your input and suggestions this community would not function as well as it does or look as well as it does. e Facility Committee takes all your suggestions, researches all your ideas and how they may improve our community. Not all suggestions are approved, but we continuously need your input. Please inform our management team by filling out our Facility Communication form, especially if it is about safety issues or trip hazards. One of the most important and helpful things a resident can do for our community is to get involved. Committees will always need volunteers, so please help by volunteering and become a committee member. A new member is a great resource, they are able to share new vision, thoughts and different perspectives. We have had many new residents move here, and this is a great opportunity to help improve your new home. Did you know we have 13 facility members that do inspections in our community monthly? ey are assigned different area's each month to inspect. We can't see everything, even though we try, help be a part of making our community the best it can be. e Facility Committee has a new communication form at the front desk, this is the best way to get your concerns and suggestions to the us. If there is an immediate safety concern, they are usually handled quickly by management. Our management staff and personnel are working very hard to address any potential issues that arise. Getting involved helps this community to stay pristine and beautiful for all our residents, and a safe place to live. Facilities Committee Preparing Your Home for Sale – It Will Be Inspected Before It's Sold ere has been considerable improvement this year in homeowners submitting applications for alterations to the Architectural Review Committee (ARC). rough May of this year, 95 applications were submitted. Work began or was completed on only six alterations before an application was submitted to the ARC for approval. Interestingly, four of these alterations were on homes for sale and had either been made without ARC approval or done on short notice to improve the prospects for selling the home. Eventually, every one of us or a family member will want to sell our home in Four Seasons. We want to ensure that a home bought in Four Seasons complies with the Architectural Standards and Regulations at the time of sale. e HOA Board established a policy that requires Management to have current homeowners clear up any violations before a home is sold to prevent sending violations to new homeowners. HOA Management routinely makes rounds of our Community to find homes that have made an alteration without approval or need maintenance to their property as required by the HOA governing documents. When Management finds such a home, they contact the homeowner, and the homeowner may be asked to apply to the ARC. With 1,106 homes in our community, and quite limited time to conduct these inspections, it is possible that Management will miss a home that needs attention before it's listed for sale. When a home goes up for sale, management inspects the home for violations, paint etc., and makes sure any alterations are approved, and there is no missing ARC paperwork. Management compares old pictures of the home to the listing pictures and investigates any differences. e current homeowner does not receive notice of a violation if alterations were made by the previous owner and not the current owner. When you decide to sell your home, perhaps even before you list it, we encourage you to contact Maria Donti and request her to do this inspection. You will certainly know, or Maria will know from Management's record kept for your home, if there has been an alteration to your home without ARC approval. Maria will also inspect the condition of your property to determine if an application is necessary. Doing this at the time of the sale of your home will ensure that any issues are addressed before the property changes hands and avoid the hassle of having to deal with the situation while trying to sell your home. | Four Seasons Hemet Herald | AUGUST 2025 | 7 Architectural Review
