26 FOUR SEASONS BREEZE | SEPTEMBER 2025 Architectural Review Committee As expected, summer brought many ARC applications for house painting. Some applications were for painting the entire house, while others were for only part of the trim. We also noticed that some colors fade faster than others. Whether you are painting the whole house or just a section, you must submit an ARC application, even if you are using the same color as before. You can review the color scheme books at The Lodge front desk or the RCN. The only strict rule is that the body of the house must be painted with one of the approved body colors. If you decide to use colors from more than one color scheme, ARC will assess whether the combination fits the overall aesthetic of the community. ARC recommends hiring only licensed contractors who carry workers' compensation insurance. We have seen some licensed contractors opt out of this coverage by claiming an exception for contractors with no employees. Although legal, this only applies if there is only the licensed contractor working on your house. You should verify that the contractor has a valid license at https://www. cslb.ca.gov/OnlineServices/CheckLicenseII/CheckLicense, and also confirm that they carry workers' compensation insurance at that site. If the contractor has opted out and gets injured, you will be responsible for their injuries. You or your homeowner's insurance will have to pay medical bills and any other court-ordered expenses. If the contractor chooses not to buy workers' compensation, the responsibility for any injury falls on the homeowner. Finally, remember that no contractor signs are allowed to be displayed in front yards. Each month our committee walks a part of the Four Seasons Conservancy Area to report to the Board at their next General Session about the conditions we observed. In August, the committee walked the north portion of Trail B and along the southwestern perimeter of the Potrero parcel near our main gate. KHov's landscape contractor was working on this portion of Trail B trimming the ground cover. The creek bed was dry and free of trash. The walking trail was groomed and in great condition. We saw numerous birds. To our diligent homeowners who walk this trail with their pets, "Thank you" because no pet waste was observed. Please come join us on our next walk on Sept. 3 at 8 am. We will start our walk at the eastern end of Green Creek Trail near the Trail B entrance where we park our cars. Then we will walk and observe the conservancy area along the eastern portion of the Edison Easement from Four Seasons Circle to Highland Springs then trek through the Sam's Canyon Meadow.
