| SUN LAKES LIFESTYLES | SEPTEMBER 2025 | 7 PROPOSED RULE CHANGE NOTIFICATION # 25-01 e Board reviewed the following proposed amendment, to the Sun Lakes Country Club Homeowners Association General Statement of Rules and Regulations (revised Jan. 24, 2024 edition), that appears on the Association's website (sunlakescc.com) and are available in the administration oce (please reference ARTICLE VII – Planning and Compliance, Section 7.20(i) Landscape, at its July 23,2025 Open Session meeting. e Board will vote upon the proposed amendment at its Sept. 24, 2025 Open Session Meeting, followed by publication in the September 2025 edition of Lifestyles. If the Board votes in favor of the proposed rule change it would go into eect Oct. 9, 2025. PURPOSE: e purpose of the proposed rule change is to modify the landscape rule to decrease plant matter obscuring trac visibility. EFFECT: e eect of the proposed rule change, if adopted by the Board, reduce the height of plant material in front yards where it can obscure the visibility of vehicles traveling along the streets within Sun Lakes Country Club Bold, Italic, Red, and Underlined Text = Text to be added Cross through: Text to be removed PROPOSED RULE AMENDMENT ARTICLE VII – Specic Architectural Standards Section 7.20(i) – Landscape So scape shall be articial turf and/ or a form of living vegetation, such as grass, plants, bushes, or owers that will substantially cover the soscape area. When soscape plant material, such as bushes and /or owers, is being used that will show an open area of bare dirt, the open area or bare dirt is to be minimal and must be free from weeds and be maintained so that no dirt or other material will runo when being watered. When a large area of the front yard is being planted with only one variety of so scape plant material, the maximum height generally should not be more than 12 inches at maturity. When the front yard soscape plant material has a variety in height, the maximum height of any species generally should not be more than 60 inches at maturity. All soscape plant material shall be maintained at a height that is considered normal for the variety of the plant material, within the above limits. Generally, all plant material, in areas, other than the front yard, should not exceed 6 feet (except trees). No front- or side-yard plant material can be installed or maintained in a manner that would interfere with the visual safety of vehicular trac. To comply with this safety requirement plant material located along lot lines and driveways should not exceed four (4) feet in height within a four (4) foot set back from the curb to maintain visual safety for vehicular trac. No front or side-yard plant material can be installed or maintained in a manner that would interfere with the visual safety of vehicular trac or pedestrians. To comply with this safety requirement, all plant material located along lot lines and driveways SHALL NOT exceed four (4) feet in height within a four (4) foot setback from the curb to maintain visual safety for vehicular and pedestrian trac. Said height measurement shall be from the Lowest point of the gutter next to the street to the top of the plant material.
