Contract & Proposal Review Advisory Committee (CPRAC)
The new Contract and Proposal Review
Advisory Committee (CPRAC) was formed by
the Board on Sept. 18, 2024, one year ago.
Since that time, we have continued to follow the
Committee's charter to optimize and safeguard
the community's best interest in the awarding
of any contract, agreement, renewal or purchase
order exceeding $5,000. Multiple bids on any
project, normally three, are required.
The committee evaluates all issues with the
project including competitiveness, the scope
of the project, quality, review of similar work
completed, references, payment terms, preferred
supplier status and time schedule, plus more.
In the past year we have completed nine
projects which are detailed at the right, which
needs some explanation. The comparison annual
dollar impact last column. + is an improvement
or gain while – is a negative or an increase. The
difference between what was requested vs. what
was negotiated and agreed to.
Per our charter, we will continue to review contracts. If we didn't
have this committee, our assessments would be + $30,380 more or
an impact of $1.96/ month /unit. ($30,380/1290 homes / 12 months
=$1.96. We currently are seeking additional members, one regular
and one alternate. Please express your interest by contacting Ellen
