Finding your way through the trails and the streets, Mother Nature begins to tell us to enjoy these wonderful moments as winter is just around the corner. Leaves begin to fall — we get to enjoy all the colors they bring. There could be rain, it gets dark earlier. Cooling breezes blow. Birds come and some go as we see our conservancy changing as well. Who am I kidding? It's hot here in October. The Santa Ana winds are blowing. Fires in the hills that surrounds us. Run and hunker down! Really, we do love the thought of autumn. It's just not here as it is in Maine. One great thing we do have is Halloween! Trick or treating. Was it not a great memory? So enjoy this special month with whatever it brings you. Just beware that Witchypoo may be just around the corner. ~ Bill Kuncewicki Architectural Review Committee Most of us moved into Four Seasons Beaumont without knowing that locals refer to the city as Blowmont. We quickly learned that the wind is something we need to be aware of and have made accommodations to deal with the high winds. Last month, several homeowners experienced wind damage to trees and other plants in their yards. If you need to replace a tree due to wind damage, you may need ARC approval. If you remove the damaged tree, you do not need ARC approval if you replace it with the same type of tree and it came in a 2-foot box (or 15-gallon container). If you choose to replace the tree with a different type of tree or decide not to replace it, ARC approval is required. Please note that the city code requires at least two trees in all front yards. This means you must replace the tree unless there are still two trees in the yard. The two-tree rule does not apply to backyards. Whether you replace the tree or not, or choose a different type of tree, ARC approval is necessary. Whenever you have a tree that needs to be removed, even if you plan to replace it, contact the management office promptly. This helps them coordinate with landscapers if needed and ensures ARC is aware that you are addressing the issue according to ARC Guidelines. It's important for ARC to know you are working on the issue rather than ignoring it. If you need help understanding the ARC Guidelines, please contact any ARC member. We can provide guidance and clarify what you need to do. Additionally, ARC has been contacted by homeowners who received a letter from their insurance company requiring modifications to their home and landscape before a policy can be issued. If you receive such a demand, ARC will assist you in getting the changes approved. To avoid potential fines from the HOA, do not make any modifications without ARC approval. If requirements conf lict, ARC will work with you and, if necessary, expedite the process, especially if you have a deadline that cannot be met during scheduled ARC meetings. These modifications include removal of planted material and repairs to roofs and stucco. While repairs do not need ARC approval, any exterior changes to your house or landscape require ARC approval. Please include a copy of the letter explaining what changes are required. ARC cannot approve verbal requests that fall outside the ARC Guidelines. The Edison Easement and SCM were well maintained, no erosion, small bits of blown-in trash and no pet waste. HOA management will follow up with KHov on two leaking sprinkler valve boxes along the entrance to SCM, and contracting for tree trimming/removal services when Conservancy area trees impose a hazard to HOA property. Geoffrey Wilson volunteered to replace Maureen Ochi as Co- Chair. Susan Wilson and John Goolsby will join the committee pending Board approval. Our next inspection walk will be on Oct. 1 at 8 am.
