Hello OHCC! I know some of you don't know me yet, but as your new Board President, I am ready to journey with you as we live well and continue to nd new ways to enjoy another day in our paradise. As the NFL season begins, some of us may be forced to cut back on time spent playing Pickleball, Golf, Tennis, and now Fling Golf. Speaking of nding a new joy here on our beautiful campus, the Fling Golf group continues to grow, as more people are nding the ease of playing this sport, complemented by the health benet of walking the links, to be a great t to their weekly routine. Patrice and I try to play at least once a week. So many amenities to enjoy here, so we must plan our week carefully. We are also pleased to have such community involvement with activities for all. e Concert on the Greens provided another great opportunity to get our feet on the grass and enjoy the music and fellowship with friends. It was impressive to see all the groups that worked together to organize a space for their group, complete with chairs, blankets, food, and drinks. And once the music started, I watched the groups mingle, share food and conversations, and before long the dance oor was lled to capacity. A big thank you to the Clubhouse sta for organizing this free to all event. One last activity, before we get to business. How about that Musical Variety Show "Broadway Hits," presented by the Music Lovers Club? e dancing, singing, band, and comedy was outstanding. A truly enjoyable evening for us, or matinee for others, as they performed two shows in less than 24 hours! e talent and hours of preparation by these performers was obvious, as they delivered on note and step, to songs and choreography of Broadway hits. Also, an outstanding level of support from the stagehands, AV crew, ushers, ticketers, and Clubhouse sta. e Lake/Irrigation project is back on track. You may have already noticed activity resuming. First, the massive and unsightly pile of debris was removed from the ll area. Next the large pile of unearthed rocks is being removed from the dig site. Most importantly, the County Department of Environmental Health & Quality completed their review of our plan to excavate and remove the contaminated soil at the dig site. We are thankful to our own Supervisor Desmond and his sta for helping push this along. We are now able to move forward with the soil remediation work. Once these steps are completed, the general contractor will be able to return to the job site and complete the necessary lake excavation followed by the nish work to complete the project. Watch for weekly updates and photos of completed work and week ahead forecast. Last month, the Board approved in principle the recommendation of the Ad Hoc Committee on Electronic Infrastructure to pursue ber to the home installation and bulk internet service from Cox. Our next steps involve a dual path of 1.) sharing information with residents, including townhall discussion and presentation of this project, and 2.) working with Cox to develop a contract that meets our expectations. is infrastructure improvement enhances the value of our home by providing a much faster and better-quality internet service, with a more aordable price point that puts extra dollars in your pocket. More to come, so watch for additional details in the coming month. e Board met in executive session on Aug. 18 and took the following actions: • Approved the minutes of the meetings on July 9 and July 14. • Reviewed and approved four citations for $150 referred by the Citation Review Committee for a failure to STOP. • Reviewed a delinquency for referral to regular board meeting. • Reviewed a bid from Barrera & Co for the Annual Reserve Study and referred it to the Regular Monthly Board Meeting. • Reviewed a change order from Baker Electric in the amount of $9,826. • Discussed several legal matters. e Board met in its Regular Monthly Meeting session on Aug. 20 and took the following actions: • Approved the minutes of the meeting on July 17. • Approved the report of the Executive Finance Committee meeting on July 28. • Approved the abbreviated nancials for June 2025. • Approved fund transfers exceeding $10,000. • Approved to proceed with Barrera & Co for the annual Reserve Study. • Approved ling a lien, when eligible, on account P280121615272. • Ratied the following contracts: GeoCon for $4,200, Groundforce with eight change orders totaling $171,474, and County of San Diego Dept. of DEHQ for $5,420. • Approved without objection to adopt the revisions made to sections L-Q of the handbook of Operating Rules aer completing the minimum 28-day commenting period. • Approved Fling Golf as a new, permanent activity with ve Directors voting in favor and one opposed. • Approved changes to the Operating Rules as originally proposed, related to Part Two: Architectural and Landscape, then deferred nal adoption pending circulation of the proposed changes to the Members. • A proposal and report were submitted to the Board by the Ad Hoc Electronic Infrastructure Committee for a bulk | OHCC LIVING | OCTOBER 2025 | 3 President's Message By Allen Wilson, HOA President (2025-2026) Continued on next page
