8 | THE COLONY NEWS | DECEMBER 2025 | Curb Appeal and First Impressions Your home's exterior is one of the first things people see when driving by or visiting you. Elevating the curb appeal of your exterior allows you to show your personality, the warmth of your home, and the value of the property. If the exterior of your home is showing signs of peeling, fading and cracking, a new coat of paint can give your home a fresh new look. Repainting your home may cost $4,500 and up but can yield a minimum of 75percent return on investment. Even painting one wall that looks exceptionally bad will improve the look of your home (just be certain your colors match). A quality paint job is one of the most reasonable ways to add value to your home. Whether you are looking to sell or just maintain your home's appearance, paint will do the trick! Other Ways to Spruce up Your House • Use our new door and shutter paint colors to change the appearance of your home. • Repaint wall ledges or caps that become faded or discolored. • Replace the entry door hardware and light fixtures for a new look. • Update your garage by changing the window panel design at the top of your garage door and/or change the color of your garage door using the colors in the approved color scheme book. • Change out pots containing faded or dead plants. (Use UV resistant plants to minimize fading.) • Maintain the yard. Trim shrubs, trees, bushes and other plants in your courtyard, side yard and rear yard that are likely to become overgrown, especially if they are over- hanging into your neighbor's yard. (Remember, the Association maintains the front yard landscape.) • Add a fountain to your courtyard or backyard. Enjoy the lovely, relaxing sound. Keeping up the appearance of your home is important for maintaining home values inside The Colony. Please contact the office for applications for all your planned outdoor home improvements. The Via Malagas meet-your- neighbors has been meeting since Covid started when Judy Lebovitz wanted to know her new neighbors, as most of the original ones had either moved or passed away. So, she asked everyone to bring a chair, a drink and wear a mask for a "let's get to know each other." Since then, it's been going on every Friday evening in her driveway with 15 to 25 people showing up, though sometimes they meet in Rita Nastri's yard. "We have a great street with such wonderful people, and sometimes friends from nearby streets stop by and visit as well. It's great living in The Colony. I really enjoy having wonderful neighbors on Malagas." Judy is so pleased she started this, and now neighboring streets are doing it as well. SUNSHINE COMMITTEE
