Hello OHCC! With the Thanksgiving season just past us now, it brings thoughts of how blessed we are to live here, in our OHCC paradise. Something that continues to amaze me is all the volunteers here at OHCC. I appreciate so much the sight of volunteerism by so many. I don't have enough pages to name them all here, but I will highlight several. First, the Racquet Club had volunteers who volunteered to celebrate the more than 200 volunteers who volunteered with events and classes over the past year. How cool is that! Next, all the residents who volunteer with the SERT to proactively inform residents on safety and readiness in the event of a medical emergency or a disaster, plus thanks to all those donating monetarily to SERT. We also appreciate the annual Ocean Hills Holiday Gift Fund Committee that volunteers their time to solicit contributions from residents so that we all can show our thanks to our friends, the Keystone Clubhouse and HOA office staff, and Community Patrol Officers. Lastly, I want to share special thanks to all the volunteers of the Village and Master Associations, for serving on past and present committees and boards. Your hard work is directly responsible for the upscale and excellent community that we all call home. On the personal side, Patrice and I continue to enjoy FlingGolf together. I also had the opportunity to stop by and see the excitement at the OHCC Flingfest Pro Am Fun Scramble, attended by 15 pros playing with 45 residents. In attendance were both the inventor of FlingGolf and the Commissioner of the World League of Fling. We had a nice chat, and they both shared with me their support for the sport being learned and played by our residents. We also watched a well-played World Series. Patrice is a Los Angeles native, so she was especially excited for the Dodger win, as were many of our friends around the community. I'm still rooting for my SF Giants. Maybe next year… A few business items I want to touch on. First, completion of the Lake/Well project remains our primary focus. The contractor is expected back on site and construction has resumed by the time you read this report. We have also resumed weekly lake project updates to keep you informed of activities and progress. We continue to keep the project budget and costs updated on the website, so that all that are interested can track our costs related to this improvement project. I also have heard a few questions about whether we really voted on a lake. I wasn't yet a resident for that vote, but I have seen the ballot. "The Association seeks membership approval of a capital improvement pursuant to CC&Rs Section 4.6(B). The proposed improvement is the installation of utilities, hardware and a storage lake near the existing well as necessary to bring the well into use." This ballot was passed with approval by 85 percent of the voters. Speaking of large projects, I believe in a "Lessons Learned" review when a large project is completed. This is an important exercise to undertake at the completion of a project. It involves input from all stakeholders (vendors, consultants, staff, residents, the board, and others) to document the following: 1) What we did Well, so that we can be sure to repeat the success with the next project, and 2) What we can Do Better, so we can establish safeguards to avoid unwanted outcomes in the future. I am committed to championing this approach. I also want to touch on our reserve balance. Based on the most recent financial statements, our reserve balance remains sufficient, healthy, and growing, with a Sept. 30 balance of $4,622,000. This results in a percentage funded level of 50 percent (49.54 percent). Major expenditures for the remainder of the year include the annual street paving project. So that you can now keep an easy eye on the reserve balance, we are working to post a reserve tracking log on the website. Here you can see the monthly contributions, expenditures, and percent funded for the current fiscal year-to-date. Finally, the resident expert fiber infrastructure team is conducting town hall meeting(s) to inform and gather resident feedback on this project. We understand many are excited about the prospect of saving money and having a better and faster internet service. The Board met in its Regular Monthly Meeting on Oct. 16 and took the following actions: • Approved the Minutes of the meeting on Sept. 10. • Approved the report of the Executive Finance Committee meeting on Oct. 6. • Approved the abbreviated financials for August, 2025. • Approved fund transfers exceeding $10,000. • Unanimously approved borrowing up to $426,800 from reserve funds to be used in the operating fund as needed to maintain positive equity and complete the lake/well project. Repayment will be made within 12 months of date borrowed. • Unanimously approved the recordation of a lien and proceeding with notice of sale when eligible on account P280121610652. • Approved without objection the resurfacing of the courts for a total cost of $43,884 to be paid from reserves. • Reviewed a request for tree removal and referred to the landscape committee to revisit and clarify the request. • Approved without objection reimbursement to the resident for a damaged fence. • Reviewed a reimbursement claim from a resident and requested more information and evidence that the roots came from a common area tree and that they damaged the homeowner's patio. • Reviewed request to build a nursery to grow putting green turf and referred to the Golf Committee to review and obtain two additional bids. • Approved the request for the Juniper Tree removal without | OHCC LIVING | DECEMBER 2025 | 3 President's Message By Allen Wilson, HOA President (2025-2026) Continued on next page
