FOUR SEASONS BREEZE | JANUARY 2026 25 Finance Committee The financial statements for October 2025 were reviewed and recommended for Board approval. In addition, the committee reviewed expenditure proposals for various recommended projects in the community. We also reviewed investment recommendations to move maturing investments to higher yield FDIC insured instruments. Highlights of the October financial statements are: Total Cash is $11,101,169 including operating cash funds of $2,110,873 (checking and CDs) and reserve account funds of $8,986,463 and reconstruction funds of $3,833. Our total year-to-date current income is $(97,162). Homeowners are welcome to join us at the Finance Committee's regularly scheduled monthly meetings held on the last Tuesday of each month. Our next meeting is Jan. 27 at 9 am in the RCN Conference Room. We review and discuss many issues that you may have questions about. Residents are welcome to attend one of our meetings to become more familiar with our finances. At the beginning of each meeting, we allow three minutes per homeowner not to exceed 30 minutes in total for comments. In ancient Roman religion and myth, Janus was the god of beginnings, transitions, and endings. So, in celebrating his heritage, we look both forward and backward. And this is what I'm doing in this article. During 2025, the Landscape Committee spent many hours observing the landscape throughout the HOA parcels, the Front Yard Cost Center, and the Springdales, and discussing the walks at our monthly meetings. Most of the accomplishments this year were small in nature: bare area refurbishment, replacement of dead plants, and substitution of dead trees with species more amenable to our location. There are, however, a few major accomplishments that I want to mention: the replacement of The Lodge parking lot poplars; the Front Yard Cost Center rosemary replacement; the west slide slope of the Eastern portion of Four Seasons Circle, and the refurbishment of The Courts Landscape. As we look back at 2025, the committee was not able to improve the community appearance in the manner we hoped. The need to increase the reserves and the increases in contract expenses meant that the Board had to make some hard decisions, including drastically reducing the landscape budget. The committee dealt with the funding levels by prioritizing replacement of dead and dying plants and only approved proposals that best provided benefit to the entire community. Looking forward to 2026, funding levels show a modest increase from 2024 but still far less than 2023 and 2024 levels. Accordingly, we anticipate that the funding will primarily be used for activities that maintain community appearance rather than enhance it. Major enhancement such as The Lodge parking lot refurbishment will have to be put on hold yet again. In addition to the lower funding level, the committee will be tasked with implementing the Fire Mitigation project mandated by state law. We will need to oversee the removal of trees that could pose a fire danger as well as instituting the clear area of five feet next to community structures. Residents are welcome to attend our monthly meetings on the third Tuesday of the week at 1 pm in the RCN Conference Room.
