10 FOUR SEASONS BREEZE | JANUARY 2026 By Regina Farmer e Lodge has recently experienced a series of carefully planned renovations, undertaken to modernize its outdated amenities. is renovation started at the end of 2023 with a request from the Billiards club and culminating in extensive updates throughout e Lodge and its surrounding areas. e Beginning … Billiard Tables: e renovation initiative was set in motion in November 2023, when the Billiards Club approached the Facilities Committee to request commercial-grade Billiard tables. Previously, non-commercial tables had been in use for over 20 years and had exhausted their life span. Commercial-grade, 9' tables were purchased for the Billiards Room. Recognition of the need for more durable equipment marked the beginning of the overall renovation process. Carpet Replacement roughout e Lodge: During the evaluation of the Billiards Room, the committee identified that the carpet, which had not been replaced in over a decade, also required attention. Further investigation revealed that carpet replacement was needed throughout the entire Lodge building including the Ballroom, Billiards Room, Library, Game Room, Bistro, and RCN. e committee opted for carpet tile squares which provide durability and easy maintenance, and offer a long-lasting and cost- effective solution compared to traditional piled carpeting. Installation of Comfort Height Toilets: e next priority was e Lodge bathrooms. e toilets were 20 years old and were continually in need of repair. Homeowners had requested comfort height toilets to replace the 20-year-old fixtures. New comfort height toilets were purchased and installed at the beginning of 2024, addressing both practical needs and resident requests. ADA doors were also installed at e Lodge gym during this time. Twentieth Anniversary Refresh: With e Lodge quickly approaching its twentieth anniversary date and the focal point for the celebration, the official renovation efforts commenced, aiming to refresh the aging facility in time for the milestone celebration. Ballroom Enhancements: e attention of the committee fully shied to e Lodge Ballroom which was in need of many repairs. It had not been painted in over a decade and the light fixtures were in need of repair. e drapes were torn beyond repair and the art in the Ballroom was faded and damaged. e committee reviewed and recommended to the Board of Directors plans for painting, installing new window coverings, adding soundproof picture panels along with updating the chandeliers and fans to further enhance the space. ese plans were approved and executed at lightning speed. Sound and picture panels were recently hung to complete the renovation of e Lodge Ballroom. Pool, Spa, Deck Area, and Loggia Improvements: e Lodge's pool, spa, and deck area presented considerable issues, including peeling surfaces and damaged or faded pool tiles and lane markers. e committee visited Four Seasons in Hemet, which had recently undergone similar renovations, and adopted their recommendation for a cool-touch pavement surface. Subsequently, the pool was resurfaced, the decking repaved, tiles and lane markers replaced during the Fall of 2024. e Loggia area received similar treatment, with the installation of the cool-touch surface for walkways and a freshly painted compass and fountain, further enhancing e Lodge's exterior spaces. As work continued on e Lodge pool and deck, crews also demolished four deteriorating 20-year-old gazebos and replaced them with modern new structures. Pickleball-Paddle ball Tennis Courts Resurfacing: e pickleball and tennis courts underwent major repairs and resurfacing. All courts showed visible cracks, surface damage, uneven patches, fading, water pooling and loss of traction. While crews were resurfacing these areas, new bleachers were installed at the pickleball courts, enhancing the quality of amenities in the sports and recreation area. Summit Renovations: Once the anniversary festivities concluded, attention shied to e Summit. Now more than 10 years old, the building was showing significant wear, largely because long-lasting materials were not used during its original construction. As a result, several major repairs and upgrades were required. e repairs started with resurfacing the indoor pool and spa, repaving the deck with cool pavement, replacing pool tiles, painting the interior and exterior, updating the spa shower with a modern quartz finish, and repairing both the men's and women's restrooms. e project was completed on schedule! Project Process & Final oughts: Like most renovation efforts of this scale, the project spanned approximately 24 months. Each idea begins with a proposal to the Facilities Committee, followed by RFPs, contractor bid reviews, committee voting, and then evaluation by the Finance Committee. e final approval comes from the Board of Directors. roughout this process, our management company, FirstService, coordinates and keeps everything moving smoothly. ese extensive upgrades resolved long-standing maintenance concerns while revitalizing the comfort, safety, and aesthetic appeal of the community's most-used facilities. e Facilities Committee will continue proactively maintaining the property and exploring future enhancements. Community feedback will guide upcoming upgrades as we strive to continually raise the standard of excellence throughout our amenities.
