Welcome to the New Year As we begin the second month of the new year, the Board of Directors is enthusiastic and looks forward to an exciting 2026. Last year was exceptionally busy, with numerous projects being approved and completed, which helped maintain the Four Seasons community as a premier resort destination. Recent Renovations and eir Importance Last month, Regina Farmer, the Facilities Chair, authored an excellent article detailing the extensive refurbishments completed throughout the community. Understandably, some residents have inquired about how these projects were funded and the reasons behind their necessity. Maintaining the community's pristine appearance is crucial, as it helps sustain and enhance property values. is directly benets homeowners, given that your home is likely your most signicant investment. Keeping everything in top condition is essential for maintaining strong resale values. Funding and Reserve Management All renovations, such as the new carpeting throughout e Lodge and updates to both e Summit and Lodge pools, were funded from the Association's reserves. ese reserves, which are currently at 96 percent capacity, are built up through a portion of each resident's monthly assessments. Every Association-owned item with a value exceeding $1,000 is included in the reserve study. is study tracks not only the cost but also the life expectancy of each item, typically factoring in a three percent annual increase. is careful planning ensures that when repairs or replacements are needed, the necessary funds are available, thereby avoiding the need for special assessments. Once an item is replaced, the reserve process begins anew, allowing funds to accumulate for its next scheduled repair or replacement. Updates to Community Guidelines In addition to overseeing renovations, the Board reviewed and updated several guidelines to remove outdated rules. One signicant change involved the number of committees on which a resident may serve. Previously, there was no limit, a rule established during a time when there was a shortage of volunteers. Today, with more residents eager to contribute — some committees even have waiting lists — this rule was revised. e new limit allows residents to serve on up to three committees, which is an increase from the original two. is change enables greater participation and ensures more residents have the opportunity to be involved and contribute to the community. Board Meetings and Resident Engagement e Board of Directors holds its General Session on the second ursday of each month at 1 pm in the Ballroom. Additionally, "Meet with the Board" is an informal gathering held on the third Wednesday of each month at 2 pm, also in the Ballroom. is forum gives residents the opportunity to engage directly with Board members about nearly any topic, except for issues under litigation or those discussed in Executive Board sessions.
