| OHCC LIVING | FEBRUARY 2026 | 9 Our Changing Earth Our continued exploitation of our beautiful earth has resulted in certain forms of climate change. We are being visited with prolonged drought, unexpected f looding, the threat of fire, and we feel guilty to report enjoyable warm weather this past December. Due to this global warming, OHCC Master Board Landscape Committee will also be making some adjustments throughout the community to both our Acceptable Tree List and Acceptable Plant List. As adjustments are considered and updates needed, homeowners will be apprised. For example, we've mentioned in past articles about the aging process, not only of our bodies but particularly our plants. One area to note is the Canon Road Trail, which has undergone significant removal of aged-out plants. Now we await some new plantings. This has become a popular walking trail and those enjoying their walks will begin to see new activity of new plants and smaller trees. Some of those residents who were here when Canon Road Trail began would not have believed to see that long beautiful stretch change to what it has become and now will change anew. That is the interesting nature of the work that the Landscape Committee enjoys along with witnessing the joy it brings to those just walking along on a given day. By Peggy Goodman and Alma Sisco-Smith Landscape Committee I want to share some quick but important advice to help you avoid becoming a victim of a real estate scam. Some agents may appear to represent you but act in their own interest instead. They might: • Limit showings or withhold outside offers. • Convince you that "no one wants your home." • Then offer to buy it themselves at a below-market price — only to remodel and resell it for a profit. This is a bait-and-switch tactic, and unfortunately, the seller (you) ends up losing valuable equity. • Review your listing contract carefully. Make sure it requires all offers to be presented to you immediately — it's California law. • Prohibit your agent (or anyone tied to them) from buying your property. This removes conflict of interest. • Request showing feedback regularly. It keeps your agent accountable and ensures your home is being properly marketed. • Ask if your agent has any nancial connection to potential buyers or investors. Transparency matters. Your home is one of your biggest assets. You deserve an agent who is loyal, transparent, and fully focused on getting you top dollar.
