Major Street Reconstruction Project Begins May 2026
The Association will begin a major street reconstruction project
in May 2026, weather permitting. This project will address streets
that have reached the end of their useful life and now require full
grinding and asphalt replacement. The work will be done in Phases
over a four- to five-year period.
Why is Work Is Required
Over time, our streets have deteriorated due to age, traffic,
weather conditions, and underlying structural wear. In several
areas, the pavement condition has progressed beyond what routine
maintenance, such as patching or seal coating, can correct. As a
result, a complete grind and replacement is the most effective and
responsible solution.
This approach restores structural integrity, improves safety, and
prevents continued failures that would otherwise lead to higher
long-term repair costs.
Scope of the Project
Work during this phase will include:
• Grinding and removal of existing asphalt
• Full asphalt replacement on designated streets
• Final surface and drainage adjustments to ensure long-term
performance
This project is part of the Association's long-term infrastructure
plan to responsibly maintain community roadways.
What Residents Should Expect
• Construction is expected to begin in May 2026
• Temporary lane closures, construction noise, and parking
restrictions will occur
• Access to homes will be maintained, though brief delays may be
unavoidable during active work
Residents will receive advance notice with specific schedules,
affected streets, and parking instructions as the project start date
approaches.
Ongoing Communication
The Board and management appreciate the community's patience
and cooperation during this necessary improvement. Updates will
continue to be shared through future official HOA communication.
