FOUR SEASONS BREEZE | MAY 2026 5 April was an active month for the association, highlighted by several events that were well attended by our members. Meet the Candidates: Our Meet the Candidates event took place on April 3. Six candidates presented their platforms and answered several questions that were randomly selected by our General Manager, Eric Zarr. Approximately 150 residents attended the session and gained valuable insight into the candidates' goals and plans should they be elected to a two-year term. ere are four available seats on the Board, and these will be lled by four of the six candidates who have applied. Good luck to all the candidates. Ballots were sent by mail to residents on April 3 and must be returned to the HOA by May 4 at 9 am, which is the voting deadline. Ballots can either be returned in the stamped return envelope provided or dropped o at e Lodge or management oce. e results will be announced at the Annual Meeting on May 7 at 1 pm in e Lodge Ballroom. Volunteer Appreciation Luncheon: Our Appreciation Luncheon was April 17 with catering provided by the Bistro representatives. is invitation-only event honored all our volunteers at Four Seasons, including committee members, entertainers from the PAC group, Board members, and other volunteers who contribute to making our community a wonderful place. We thank all our volunteers for their dedication and service. Potrero Parcel Update: Regarding the Potrero Parcel, the builder still plans to construct twenty-six homes on the area located to the right of the main gate. Currently, however, this parcel is not intended to become part of our community. ere is no timeline available yet for the completion of this project, but we will provide updates as more information becomes available. e builder will also be responsible for completing sidewalk and fencing improvements on Potrero. Firewise Community Project Our Firewise Community project is currently underway. We have started the application process and, due to the number of homes in our community, have divided the application into two sections: north and south of the Edison Easement. e Ad Hoc Wildre Mitigation Committee is currently focusing on the south application, which includes all single-family homes. e north section, which contains condominiums and zero lot line homes, will follow aer the South submission. Financial Update: Our operating budget for 2026 is $5.7 million. We work with 25 contracted regular vendors for ongoing services, including Park West for landscaping, All About Cleaning for janitorial services, Pacic Commercial Pools for pool maintenance, FirstService Residential for on-site management, and many others who help keep our community running smoothly. e current reserve amount is $9.7 million, based on the most recent reserve study which projects our anticipated replacement and repair costs. We are currently at 97 percent funding, which is a strong position. is percentage may uctuate as funds are added or used for necessary repairs or replacements. e Board of Directors meets on the second ursday of each month at 1 pm in e Lodge Ballroom, and all residents are encouraged to attend. In accordance with Civil Code, the Board cannot engage in direct dialogue during these meetings. For a more informal opportunity to speak with Board members, "Meet with the Board" is held on the third Wednesday of each month at 2 pm in the Ballroom.
