But what exactly are you paying for, and why do these fees matter? Think of HOA dues as a collective investment to a shared pool that covers common needs and long- term upkeep. • Maintenance of Common Area: Including landscaping, parks, entrances and any shared green spaces. It also covers pools, gyms and clubhouses. • Utilities and Service: Including lighting for shared areas, irrigation systems, trash services, and water and sewer for shared facilities. • Repairs and Upkeep: A portion of dues is set aside for future large-scale projects, such as pavement work, HVAC repair or replacement, or any other major renovations. This helps to prevent special assessments. • Administrative Costs: Insurance, legal services, property management, and communication tools fall into this category. HOA dues play a critical role in preserving the look, safety, and value of the community. Well-maintained shared areas and consistent services create a more enjoyable living environment and positively inf luence property values. HOA dues are set by the Association's Board, based on the annual budget. The budget outlines expected expenditures for maintenance services, and future planning. The Board's aim is to balance affordability with the financial needs of the community. HOA dues are more than just another bill – they are a shared commitment to maintaining and improving the place we call home. They support a clean, safe, and welcoming environment for all residents, both now and in the future. While many wait for the celebration of our 250th anniversary of the Declaration of Independence on July 4 to display their patriotism, June 14 offers homeowners a special opportunity to honor "Old Glory." Flag Day commemorates the adoption of the Stars & Stripes by the Continental Congress on June 14, 1777, during the Revolutionary War. It is time to ref lect on our nation's history, unity, and values of valor (red), purity (white), and justice (blue). Flag Day is not a federal holiday (meaning mail is delivered and businesses are open), but it is a widely observed national event. Celebrating is easy and adds a wonderful sense of community to our neighborhood. Did you know… • The current 50-star design was designed by a 17-year-old Ohio student, Robert G. Heft, in 1958 for a high school project. He originally received a B- on it! • "Old Glory" is the nickname coined by Massachusetts sea captain William Driver in 1831. • The first Flag Day was observed in 1877 on the 100th anniversary of the Stars & Stripes. "Oh, say can you see… " Join us on the 4th of July at our Saloon, held in conjunction with the Lifestyle event, to celebrate Independence Day and to commemorate the 250th anniversary of the ratification of the Declaration of Independence.
