TERRAMOR BEYOND THE GATES | SUMMER 2026 9 COMMUNITY STANDARDS & SUPPORT Batul Hashmi, Community Enforcement Coordinator, helps preserve the beauty, consistency, and overall character of Terramor. While her role involves ensuring community guidelines are followed, her approach goes far beyond enforcement, focusing on communication, education, and working collaboratively with residents to help them navigate the community standards that keep Terramor looking its best. "I always encourage communication first… it helps create a more positive and collaborative community experience." ~ Batul Hashmi Brenda Herrera, Facility Coordinator, works closely with residents on home improvement projects, guiding them from initial questions through final completion. Her role often includes helping homeowners understand requirements and ensuring projects align with community standards. "The most rewarding part is the relationships I've built with residents and the trust that comes with it." ~ Brenda Herrera Devin French, Facility Administrator, plays a key role in coordinating operations, managing requests, and ensuring smooth communication between departments and residents. "My goal is to resolve issues on the spot whenever possible, saving time for both residents and management." ~ Devin French Together, this team ensures that Terramor's spaces remain clean, safe, and welcoming year-round. RESIDENT SUPPORT & DAILY EXPERIENCE Lisa Howard, Facility Administrator, focuses on creating a positive and welcoming experience for residents, whether assisting in person or over the phone. Often the first point of contact for residents, the support team helps ensure that questions are answered and concerns are addressed quickly and thoughtfully. "We want to make every resident's experience with our office a positive one." ~ Lisa Howard Tina Cutuli, Property Administrator at The Veranda, is helping to create that seamless resident experience by welcoming new homeowners and tenants, assisting with registrations, issuing transponders and key fobs, managing temporary parking permits, and coordinating facility rentals. She shared that one of the most rewarding parts of her role is building relationships and helping residents feel a true sense of trust and belonging within the community. "Join a club, attend events and activities, and get to know your neighbors." ~ Tina Cutuli is front-facing support plays an important role in building trust and maintaining strong relationships throughout the community. Rafael Urbina serves as the HOA's Maintenance Technician and is part of the Community Support Team. Working part-time on Mondays, Wednesdays, and Fridays, Rafael helps maintain the beauty and functionality of the community by handling routine maintenance and basic handyman repairs throughout the clubhouses, parks, and other HOA-managed areas. His dedication and hands-on support help keep our shared spaces welcoming and well cared for all residents. Across every role, one theme stands out: connection. Sta members consistently shared that the most rewarding part of their work is building relationships with residents, getting to know families, hearing their stories, and contributing to their overall experience within the community. As Terramor continues to grow, so does the vision for its future. From strengthening nancial stability and enhancing landscaping to fostering stronger connections between neighborhoods, the HOA remains focused on long-term success and community well-being. An exciting milestone is also on the horizon, with residents gaining a greater voice through upcoming Board elections. Understanding your HOA means understanding the foundation of your community.
