Weather & Community Life: We truly have the best weather anywhere in the country. Summer is officially here, and while the rest of the nation — and indeed the world — is setting record-breaking high temperatures, we are fortunate to be basking in our perfect 70-degree climate. You can easily tell it is summertime by traveling around our village; the community is alive with energy, and it is wonderful to see so many younger people and families enjoying everything our beautiful area has to offer. My wife and I recently returned from a trip to Oregon to visit family. While we thoroughly enjoyed our time with them, we simply could not wait to get back here. As Dorothy so famously said in e Wizard of Oz, "there is no place like home." Later this month, we will be traveling again to visit our son and his family in Ohio. I am certain we will have a wonderful visit, but I already know we will be in a hurry to return right back to our own slice of paradise. Recent Events & Acknowledgments: Hopefully, you all had the opportunity to experience and enjoy the fantastic array of events centered around the historic 250th Anniversary of our country this Fourth of July. It was an incredible milestone to celebrate together. I especially enjoyed the annual golf cart parade, which seemed bigger and more vibrant than ever this year, bringing the community together for a day of pure fun. A Special Note of anks: I want to take this opportunity to extend a huge thank you to CJ and his incredible staff for everything they do to make our community such an active, fun, and dynamic place to live. Their wonderful new ideas and creative energy continue to elevate our community experience. Please take a moment to thank them when you see them busy at work. While you are at it, let's also extend our gratitude to all our dedicated Keystone employees who work tirelessly behind the scenes to make our neighborhood so special. Old Business & Infrastructure Updates Lake and Well Project: The new Well and Pump system is performing exactly up to — and in many cases, exceeding — our initial expectations. Current Status: The lake is currently almost full. We are waiting for the final landscaping around the perimeter to be completed before it is topped off entirely. Next Steps: While there are still many small punch-list details to finalize before the project is officially signed off, the final completion date is firmly in sight. Financial Overview: We have posted the new, finalized cost numbers for the lake project on our web page, and the new total is very close to $3 million. While that is undeniably a substantial capital expenditure, when divided across our 1,632 homes, it breaks down to approximately $1,838 per home. Long-Term ROI: Looking at the lake as just an investment misses many other benefits that the lake provides. This remains a significant investment, but it is one that will yield critical long- term savings on the cost of water for our golf course. To put this into perspective, over the past five years, the cost of city water has skyrocketed by almost 50%. Producing our own water will shield our community from these volatile utility increases. I also want to thank and acknowledge the residents whose homes back up to the butterf ly access road to the lake. They have been amazingly patient and cooperative throughout this invasive construction process. We are actively involving them in the final landscaping and finishing steps, and we thank them sincerely for their neighborly partnership. Golf Course Status: The back nine holes will remain closed until all necessary landscaping, turf integration, and grading have been completed. We want to ensure the course is in pristine condition before reopening. The official date for the back nine reopening will be formally announced soon. Back Gate Turf Panel: The installation of this very large turf panel has been successfully completed. To help offset the capital expenditure of this project, we have formally applied for a turf replacement rebate to cover the installation costs. Master Board Elections: I want to strongly encourage every resident to get involved in the upcoming election process to select three new members to the Master Board. We have six exceptionally qualified applicants running this term. I want to thank each of them for their deep commitment to the betterment of our community and for the unselfish giving of their personal time. After all, at this stage of life, time is our most valuable possession. Please give them your consideration, support, and thanks for their willingness to volunteer and serve our community. New Business: Strategic Goals & Priorities: The Master Board (MB) has been working diligently to identify our core operational priorities for the coming months. Below are our top five strategic goals and their current progress: Goal #1: Work Order System for a resident-friendly system that keeps everyone informed on the status of their submitted work orders. Progress: a new system with some of the desired functions is currently being used. New functions will be added over time. GM to evaluate current system present options to the Board for consideration. Goal #2: Enhance OHCC Board HOA Governance to: 1. Dene Types of Communication for MB; 2. Dene the touchpoints platform; 3. Dene policy and SOP; 4. Execute communication to stakeholders. Progress: The MB is reviewing a draft policy at their July Meeting.
