Weather We expect warm weather during the dog days of summer, but weeks of 80-degree days still feel unusual — or perhaps they are becoming the new normal. When I hear "dog days of summer," I picture a large dog stretched out on a front porch, panting in the heat. I was surprised to learn that this phrase actually has an astronomical origin: it is associated with Sirius, the Dog Star. That story, however, can wait for another day. New General Manager Our new General Manager, Jean Fredericks, is doing an excellent job and is actively involved throughout the community. She brings energy, knowledge, and valuable experience to the role. If you see her around, please introduce yourself and help make her feel welcome. Serving as HOA President I am often asked what it is like to serve as HOA President and what the role involves. The President is one of four Board officers, and all officers serve at the pleasure of the Board. If the Board determines that an officer is not effective in the position, that person may be removed from office, although not from the Board. The President needs to be involved and aware of almost everything that is happening in our community. Financial Responsibilities One of the very important tasks of the president is a financial responsibility including serving as one of three check signers and as a member of the Executive Finance Committee. With an annual budget of ten million dollars, it is no small task to manage. A few of my financial duties are listed next. • Check signers approve hundreds of payments each month through a secure electronic lockbox. Each check approved requires a thorough invoice review and vendor knowledge. • The Executive Finance Committee meets monthly to review financial reports of more than 200 pages. We compare expenses with the annual budget, line by line, and identify adjustments needed to keep expenses on track with the budget. We also review investments, balance sheets, assets and liabilities, income and expenses, reserve expenditures, capital improvements, payroll, taxes, and other financial matters all in coordination with Keystone's financial team by Zoom. Old Business After legal review and some back and forth, the Cox contract for providing bulk video and internet services is ready for Board approval. The timeline for implementation of a modern fiber-optic network to every home will be communicated to you from our General Manager at a later date. A committee has been working diligently for almost a year to create a new landscaping contract which is much more generic, making it easier to evaluate the work being done regardless of who the contractor is. This contract is now ready for Board approval. Trivia The other night, I was at the pool hall with a couple of friends while familiar oldies played in the background. I asked whether they knew how much it costs the association to provide that music. They assumed it cost nothing because several internet services offer music for free. I explained that the association pays about $8,000 a year for music licensing. As a corporation, we must pay a performing-rights organization — in our case, BMI — to play copyrighted music in a public setting. The conversation was a useful reminder: what appears simple from the outside is often more nuanced and complicated than it seems. Board Elections On election day, Aug. 20, we will have three new board members voted in. This new Board will sit down and elect the four Board Officers of President, Vice President, Treasurer and Secretary. I am hopeful that I will have the opportunity to continue serving as President, but regardless, being the President has been an honor.
