FOUR SEASONS BREEZE | SEPTEMBER 2026 5 Each month, the Board of Directors shares a message—but what exactly does the Board of directors do? A Board of Directors (BOD) is a group of elected or appointed individuals who govern an organization independently of daily management. At Four Seasons, the BOD represents the residents, sets strategic direction, and protects the association's nancial health. Four Seasons residents elect each director to an unpaid two- year term. Like a local government, the BOD oversees our multi- million-dollar association, including every dollar received and spent. e 2026 operating budget is $5.7 million. e BOD seeks ecient, innovative ways to maintain our amenities in order to prepare for the future. We are in the process of updating the Strategic Plan with the Community Planning Committee, considering both the current needs, as well as, ideas that will appeal to future residents. e next generation of 55+ residents will have dierent expectations for retirement. Our community is comparable to a small city and is larger than 25 to 30 of California's 483 incorporated municipalities. Our Covenants, Conditions and Restrictions (CC&Rs) and Guidelines help maintain harmony, while federal, state, county, and city laws may take precedence. We review legal updates regularly to remain in compliance. Financial stability is one of the BOD's highest priorities. A balanced budget, reliable assessment collections, and well- managed reserves support a strong association and property values. Inadequate reserves can also aect a buyer's ability to secure nancing. e BOD also responds to changes in civil law. When liability or legal questions arise, we consult the BOD attorney before acting. Directors attend annual legal training to stay current on new laws and relevant cases. Because ignoring legal advice can jeopardize Directors and Ocers insurance coverage, we perform careful due diligence and base decisions on the community's best interests — not personal opinions. FirstService Residential manages daily operations under the BOD's direction. For a community with multiple facilities, outsourcing management is more cost-eective than building in- house human resources and payroll functions, and it separates employee matters from the BOD. FirstService Financial manages our investments; since switching from a less responsive provider, investment performance has improved. Committees play an integral role of supporting the community by researching issues and making recommendations to the BOD. Most committees meet monthly; ARC meets twice a month, while Landscape conducts weekly summer walks and biweekly winter walks. e committees vet resident requests, and obtains bids and pricing, before matters reach the Board. e BOD's work extends far beyond a monthly meeting. We take our responsibility to the community seriously and remain committed to making Four Seasons a wonderful place to live. e Board holds its General Session on the second ursday of each month at 1 pm in the Ballroom. In addition, a less formal meet-and-greet is held on the third Wednesday of each month at 2 pm, also in the Ballroom. is forum gives residents the opportunity to speak with Board members about any topic except those currently under litigation or discussed in Executive session. Several Board members attend each month, fostering open communication and engagement within our community.
