Finance Committee Architectural Review At our August meeting, the Financial Statements for July were reviewed and reflected the following significant items: Net Income Year-to-Date was $133,587 and total reserves were $3,709,760. The Accounts Receivable (delinquencies) was $62,835. Our total HOA expenses for July (excluding reserve allocations) were $202,895. This was under budget by $14,287. There was one CD renewal to be reviewed. The Front Yard Cost Center expenses for July 2013 were over the monthly budget by $12,360. Water being the main contributor. There were four vendor proposals presented for approval. Wayne Staples reported on the past due accounts. Current owners were 14 and former owners eight. KHOV will be turning over the Front Yard Cost Center to the HOA in the near future. At the September Finance Committee Meeting this will be discussed. A discussion was held regarding the upcoming budget proposal for the Springdale Cost Center. No proposal was developed and the issue will be further discussed at a later meeting. Our next meeting is Oct. 29, at 1 pm in the Lodge Conference Room. All homeowners are encouraged to attend. ~ Noel Myers Our goal is to help maintain the quality standards of the community with regard to home and landscape improvements. Our team is made up of seven homeowners, which includes BOD Liaison Wayne Staples and a member of the Euclid Management team. Each month we review between 30 and 40 applications for improvements. Examples are walkways, planters, patios, patio covers, satellite dishes, screen doors, front entry doors, exterior paint, plants in front and rear yards, especially trees. All homeowners should have received a published standard guideline to help you determine what is acceptable to your community. If you do not have a copy please inquire at the Lodge desk. Applications for improvement submittal to ARC are also available at the Lodge office. Applications must be submitted prior to noon Monday, preceding the meeting for consideration that week. The ARC will be meeting on Oct. 2 and 16, at 9:30 am. New and existing homeowners are welcome to attend one of our meetings to see how the process works. ~ Ron Burke Landscape Committee Is Count Dracula dwelling among us? I am sure he is age qualified. In the dead of night a small newly planted oak tree along with its guardian stake was unearthed and purloined from our picnic site. Has the Count switched his diet to sap sucking? The slow growing tree which would provide shade for future generations will be replaced. Nocturnal trail walkers are encouraged to "Be On the Look Out" (BOLO) for a duskto-dawn devious digger stealthily snatching our sturdy oak sibling. If spotted, do not approach or attempt to apprehend the arbor attacker as the sneak is side-armed with shovel and sack and has grave intentions. On a higher note autumn is haircut time at Four Seasons. In anticipation of the semi-annual Santa Anna sprint to the sea, many of our trees are thinned or topped to give this breeze a free pass through our community. Bushes and low hanging limbs have their bangs cut and grass clumps are given a crew cut to clean up the landscape. A recommendation has been sent to the community to place markers along the trails. This would help walkers give directions to emergency responders. Suggestions on these markers (along with membership applications) are welcome. The Landscape Committee has openings for interested volunteers. Plant knowledge is not required as we have landscape professionals. What is needed is the desire to walk around the community and report on the status of plant life and any unusual growth. ~ Len Tavernetti Community News | FOUR SEASONS BREEZE | OCTOBER 2013 17
