Finance Committee At our October meeting, we approved the minutes from the September meetings. The Financial Statements for September were reviewed and reflected the following significant items: Net Income Year-to-Date was $177,034 and total reserves were $3,827,365. The Accounts Receivable (delinquencies) was $61,958. Our total HOA expenses for September (excluding reserve allocations) were $187,757. This was under budget by $29,715. There were two certificate of deposit renewals to be reviewed. The Front Yard Cost Center expenses for September 2013 were over the monthly budget by $3,646. Water being the main contributor. There were four vendor proposal presented for approval. Wayne Staples reported on the past due accounts. Current owners were 12 and former owners six. The Budget Presentation Meeting in November was previewed by the committee. To avoid holiday conflicts, the December meeting is Dec. 17, at 1 pm in the Lodge Conference Room. All homeowners are encouraged to attend. ~ Noel Myers Landscape Committee Architectural Review The arrival of winter brings some changes to our landscaping activities. Lawn mowing is done bi-weekly and watering is done in late morning to early afternoon. While the sidewalks should be dry for morning walkers, dew and frost might make the pavement slippery. After rains the dirt trails should be allowed to dry out before walking on them. Tree trimming will increase and leaf raking will occupy much of our efforts. A recent landscape change along Highland Springs Road is the replacement of shrubs with turf. While turf requires more water than shrubs, the overall cost of the maintaining shrubs has proven to be more costly. Since their initial planting eight years ago the shrubs have had to be replanted every one to two years due to cold temperatures or water draining down the slopes and puddling around their roots. Additionally, the cost of annual mulching has risen significantly. Across the street our neighbors have turf that seems to prosper so we are following their example. It also provides for a more attractive appearance. Remember that if you need Associationprovided landscape service, contact the Lodge office, not the contractor. Without a validated work order, we do not reimburse the contractors for their service. The Landscape Committee has openings for interested volunteers. Plant knowledge is not required as we have landscape professionals. What is needed is the desire to walk around the community and report on the status of plant life and any unusual growth. ~ Len Tavernetti Homeowners, please remember any exterior modification, revision or improvement to your property may need approval from the Architectural Review Committee (ARC). Some examples are walkways, planters, patios, patio covers, built in barbecues, spas, in-ground and above, satellite dishes, screen doors, front entry doors, plants in your front and rear yard, especially trees. When in doubt speak to Fabiana at the HOA Lodge office. Applications for improvement submittal to ARC can also be obtained at the Lodge office. Applications must be submitted prior to noon Monday, preceding the meeting for consideration that week. We meet the first and third Wednesday of each month at 9:30 am. Our meetings are Dec. 4 and 18. . During the meetings each month we review applications from the homeowners for compliance to the rules or guidelines. If you are unable to locate these guidelines that were provided with your home purchase, you can request a copy at the Lodge office.
