Operations Summary: Income exceeded expense in January by $63,101. The plan anticipated an excess of $78,938 so the year has started with a negative variance to plan of $15,837. Mother Nature did not come through with the expected amount of rain resulting in increased irrigation for the common areas and golf courses. The January budget for irrigation water and power was over by almost $38,000. As a side note, the Board is actively reviewing options to reduce water usage. Non-Operations: Property transfers in January totaled six for the month. By comparison, there were twelve in January of last year. The plan assumes a total of 144 for 2014 versus the 206 that were recorded in 2013. Interest Income for the month totaled $12,661; the average for 2013 was $12,773. HOA: The Association is currently estimating $100,000 in Bad Debt expense for the year. Approximately $63,000 was recorded in 2013. Nothing was recorded against this account in January which was an oversight to be corrected in following months. Golf: The golf operation was budgeted to cost $26,513 in January. The actual cost (expense less revenue) was $44,210, a negative variance of $17,696. There were some issues regarding revenue in January that are being reviewed but the principal reason for the increased cost is the added irrigation water and power needed to make up for the lack of rain during the month. The budget for these items was overrun by $35,465. Food and Beverage: The budgeted cost for January for the Food and Beverage was $30,821. Actual cost was $25,952, a savings of $4,869. A combination of increased revenue and less expense were the reason for the net saving. Funds: There was only minimal activity in the Capital Improvement or Repair/Maintenance arenas for the month. The change in the HO Equity beginning balance is due to the planned transfer of prior years' surplus to 2014 ($9,202/ month). Finally, "When it comes to the future, there are three kinds of people: those that let it happen, those that make it happen, and those that wonder what happened" – author unknown. Enuf: Comments, etc., to jdclark@dc.rr.com Someone was asking the other day, "What does EPAP stands for? This anagram stands for: EMERGENCY PREPAREDNESS ACTION PLAN. The plan was initially developed in 1991: Be ready in case of a catastrophic occurrence. Over time and with so many loved pets in the community, it was natural to include them in the rescue plan. Kind hearted residents volunteered and formed a group to help, not only during a disaster but at any time a lost or found animal needs to be reunited with its owner. This is the organization main goal. However, please note, if you do find or lose a pet, you first must call security and advise them. In turn they will call a member of the group who will follow up. This past month has been a busy one prompting one of the member to say, it might not be wet, but it sure is raining… dogs and cats! IN OTHER NEWS: The following rule was approved by the Master Board of Directors and will take effect March 1, 2014: All dogs within Sun Lakes must have an identification on their body at all times. This may include a tag, license or microchip. If a dog is picked up by security or a homeowner and cannot be identified, the pet will be turned over to EPAP Animal Rescue. If the owner is found, he or she may be fined $25. Following the animal's return, the owner must prove that ID has been placed on the dog. If the dog is maintained by EPAP, the owner may be charged a $5 per day maintenance fee after a duly noticed hearing by the safety and security advisory committee. At the end of thirty days, or at EPAP Animal Rescue's discretion, if the owner is not found, the dog will be offered for adoption or turned over to Beaumont animal control. Our March 17 meeting is at 10 am in the Multipurpose Room. We are very happy to announce that, Dr. Ryan Westbrook, owner of Banning Veterinary Hospital will be our guest speaker. He will address a number of subjects, such as first aid for dogs and cats, how to handle bee stings, skunks' attacks, care of long or fuzzy ears (your dog's, silly) and answers your questions. This is to be surely a very interesting and informative presentation. Please mark your calendar. Finally, thank you once more for your donations of towels, blankets and food. You may bring the items directly to Helen Mathias at 6181 Solama Way or call her at 797- 0583. Info., 769-4934. See you on the 17th. Not too long ago, I was told that I have been negative about our residents and their participating and volunteering in our community. Maybe I have, but my point has been: "Why have you moved to an active senior community but have not tried to be part of it?" The real part of this story is the multitude of residents who perform a lot of work for the benefit of the rest of us as well as the Pass Area Community. As a member of a Homeowners Association, we elect five Board Members, 23 Delegates and 23 Alternate Delegates. They volunteer to become candidates and we vote them into office. (Remember to vote. Ballots will be mailed on March 7, "Meet The Candidates Forum" will be on Mon., March 10, at 6 pm and on Tues., March 11, at 10 am in the Main Clubhouse.) Beyond this fact, there are hundreds of Sun Lakers who pass through our gates during all hours of the day and evening to volunteer to perform a number of tasks in the Pass Area Community. They go to schools, libraries, charity organizations, charity food centers and the list goes on and on. All of the above deserve a pat on the back, a big "thank you" and a hand shake. We might add to the above lists 11 Advisory Committees whose members perform a variety of tasks for the Board of Directors. It is a great feeling to accomplish an assignment and go on to another. All of these volunteers do it on a daily basis and are proud of their contribution. The attitude of these people is the heart of our community, giving something back to where they live. I hope everyone appreciates the donation of time and money that comes from our residents, not only to Sun Lakes, but to the Pass Area in general. We have reason to hold our heads high and smile at our accomplishments. We are proud of ourselves, of living at Sun Lakes Country Club and of the work we perform for the benefit of our residents and the people who live in the Pass Area.
