We have completed one half of the year. Wow, where has it gone. I thought this would be a good time to catch you up on some things and give you some advance notice on others. Lets' start with what has happened. Some of the completed Reserve items consist of the following: 1. A new phone system has been installed that has improved our communications considerably. 2. Repairs on the walls surrounding the Corp of Engineers area have been done. 3. A new sound board has been installed in the Ballroom to provide better sound to audiences. 4. Our golf course pumps have been updated giving us better coverage and saving water and power. 5. All monument signs have been replaced. 6. The Gate #2 Guardhouse was completely refurbished. 7. Our community wide mailbox replacement program is now complete. 8. The first five years street maintenance and rehabilitation program is done and a new five year plan is in place. 9. The Championship Course pond liners were replaced to stop the loss of millions of gallons of water. Reserve items that are either in the biding or approved and processing stage include: 1. Replacement of the lounge chairs and tables has been approved and bids are being taken. 2. Replacement of the Main Clubhouse primary entry doors is approved and they are in the milling stage. 3. The landscaping on Hole #17 of the Championship Course is out for design and build bids. 4. A new gate entry system has been approved and will be installed by the first of the year. You will be hearing a lot more about this in the coming months. Non-reserve issues have also been being addressed. Some of those include: 1. An ad-hoc committee was formed a couple of months ago to look into the issue of allowing artificial turf in front yards. The committee has finished its investigation and has given the Board a report on their findings. The Board has forwarded this report to the Master Architectural Committee for their review and recommendation. 2. The Board has asked management to prepare a water conservation plan. That plan has now been received and is under Board review. Many issues relating to water usage are being looked at including the conversion of turf areas to drought tolerant plantings and landscaping. 3. The community's rules and regulations, all 88 pages of them, have been reviewed and rewritten to make them more consistent and relevant. The mass revision has been published and approved. 4. Due to numerous attempts to use the Sun Lakes name, attempting to infer they were officially sanctioned, endorsed, or approved, we have completed the process to trademark the Sun Lakes name and logo. We can now legally discourage individuals or companies from improperly using our name. In addition to everything above the Board continues to monitor governmental mandates and regulations. Minimum wage increases, the Affordable Care Act, state drought related rulings, and others require constant vigilance to insure we are in compliance. In conjunction with these, uncertainty in future utility increases and food costs are major topics of concern as we begin building our budget for 2015. RULE CHANGE 14-010 APPROVED In accordance with the provisions of Civil Code Section 4360, the proposed mass revision to the Sun Lakes Country Club Homeowners Association General Statement of Rules and Regulations that appear in the Associations 2014 Local Phone Book, Sun Lakes Edition, were posted on the Association's bulletin boards located in the Main, North and South Clubhouses on March 31. The mass revision was subsequently approved by the Board of Directors at its May 15, Open Session meeting. The effective date of this rule change was Sun., June 1.
