OperatiOns suMMary: As anticipated, expenses in May exceeded income for the month. The plan had anticipated a negative variance of $26,627; the actual was a negative variance of $43,042. The net effect was to reduce the positive year to date variance by $16,415 to the new total of $136,867. nOn-OperatiOns: Property transfers continued at an accelerated pace with 19 recorded bringing the total for the year, so far, to 59. Last year, at this juncture, a total of 80 properties had been transferred. Interest Income, at $61,096 for the five months, is $1,154 short of the plan. salary & related expenses: These expenses, for all functions, are 2.6 percent less than plan for the five months. This is a decrease from last month's 4.0 percent primarily due to reimbursement of accrued vacation to employee(s) leaving the organization. The Association continues to recruit for several open positions. irrigatiOn expense: Irrigation expense for all areas (common and golf courses) came in less than plan by a total of $20,843 for the month. For the five months, the combined areas are still over plan by $40,168. The new pumping station has been installed and is now on line. hOa: A plethora of accounts came through with positive variances for the month, some due to out of period transactions. On the negative side, legal expense is over plan ($5,509 for the month; $2,070 for the five months) due to several on-going issues. Our community patrol service was $11,246 over plan for the month, this due to the extra patrol service (now terminated) around the administrative buildings and Main Clubhouse. gOlf OperatiOns: Revenue fell short in May and now, for the first five months is 3.3 percent ($17,271) negative to plan. Expense for the first five months is $17,515 under plan and this includes $45,359 for additional irrigation water and power. The operation is essentially on plan for the five months. fOOd & Beverage: Revenue exceeded plan by 2.8 percent which is the same as for the five months. Expense was higher than plan by $15,591 due to: pay-off of accrued vacation to a departing employee; bulk purchase of flatware; higher than normal workmen's compensation charges. The latter item is under investigation to determine the cause. Year to date the operation still has a positive variance to plan. funds: Total funds decreased by $183,161 during the month. Major reserve items, all budgeted, included: Golf course lake liner project - $221,510; replacing directional signs throughout the complex - $21,460; replacing benches and awnings at the South Clubhouse tennis courts - $17,991. The major capital improvement expenditure was $37,275 for conversion of sprinkler head irrigation to drip systems, part of the ongoing water conservation effort. delinquencies: There are now 41 delinquent properties, an increase from last month's 32. Total delinquent assessments due is $129,826. Finally, a male dumb blonde joke. A blonde man is in the shower and his wife calls: "Did you find the shampoo?" He answers, "Yes dear, but I'm not sure what to do… it's for dry hair, and I've just wet mine." There were 40 homeowners who participated with their dog/cat for licensing or microchipping. Our furry friends were very cooperative and glad to know that if they get lost they will have a better chance of getting home to their family. We would like to thank the City of Beaumont for providing us with this special event. Special thanks to the homeowners that support us in our efforts to keep our furry friends safe. HOME AGAIN… Thank you everyone for your networking when we send out an e-mail of a found dog. Because of all of you we were able to reunite these two beautiful dogs with their owner that lives in the Aspen Creek housing track in Beaumont. I guess last month I lied when signing off at the end of the article expecting it to be my last… here I am sitting at the computer, doing it again. The District Delegates returned me to the office of Chairman. I suspect no one wanted to do this chore every month. It is that time of the year when we have our kids and our kids' kids visiting us for a few days or more. Please be aware of the rules of our complex governing what the kids can and cannot do. The rules are in the phone book. In the past years we have had residents act as if the rules do not apply to them. When we moved into Sun Lakes everyone was aware that it was a gated senior community with rules and regulations to maintain proper order. We may not agree with some of the rules, but we must live by them. Getting upset and arguing or swearing at a resident or employee who reminds you of a rule violation creates a bad situation and hard feelings. We all know the rules exist, why not find out what they are specifically and live by them. You could also work to get them changed if you do not agree. It would do well to mention the situations which occur over and over again: OUTDOOR SWIMMING POOLS: Know the hours when children can be in the pool and what they can do. We hire lifeguards for their protection. Don't bring children to the pool after the appointed hours or after the lifeguard is gone hoping no one will notice. FITNESS ROOMS AND SOUTH INDOOR POOL AND SPA: All guests ( adults and children) are prohibited from using these facilities. GOLF COURSES: Our golf courses are not parks. If you are not playing golf, you are prohibited from being on the course. That means no one can walk, jog, skate, ride a bicycle, play baseball, walk their dog or do anything on the golf courses other than play golf. The 4th of July is on a Friday this year, therefore the outdoor pool hours for kids will be from 10 am to 4 pm on Friday, Saturday and Sunday. There will be a parade and special events in and around the Main Clubhouse on the 4th. Please check the Lifestyles Magazine for all of the details.
