6 | sun lakes lIfestyles | nOVeMBeR 2014 | COMMunIty news September Open Session Board Action Items: • The board accepted the resignation of Mary Belle Clark from the Lifestyles Advisory Committee. • The board accepted the resignation of Patricia Juarez as the Alternate Delegate for District 4. • The board appointed Ellie Allred to the Golf Advisory Committee. • The board reviewed and denied the installation of Wi-Fi at the North and South Clubhouses. • The board reviewed and approved the purchase of portable heaters and additional fans on the Veranda. • The board reviewed a request from a club for a variance to the "no pet's in the clubhouses" rule. The board denied the request. • The board reviewed a request from the Tennis Club to install shade covers over the bleachers at the South Clubhouse Tennis Courts. The board denied the request. • The board reviewed a recommendation from the Golf Advisory Committee to create a "posting area" out in front of the main golf shop. The board tabled this recommendation pending further investigation. • The board reviewed a request from the VFW to host a golf tournament at the Sun Lakes Executive Course on April 26, 2015. The board approved the request. • The board reviewed a recommendation from the Maintenance and Landscape Advisory Committee to convert a planting area behind the green, on hole #2 of the championship course, to drought tolerant planting. The Board denied this recommendation. A golf course landscape architect will be visiting Sun Lakes in early 2015 to make recommendations to the board regarding drought tolerant planting. • The board approved a proposed charter for the formation of the Sun Lakes Bingo Advisory Committee. • The board approved a recommendation from the Golf Advisory Committee concerning four upcoming tournaments. September Executive Session Action (non-confidential) • The board met with the President of Artistic Landscape Maintenance to review and discuss recent situations. • The board approved the replacement of the lane spikes at the exit of gate #3. • The board met with and interviewed four potential vendors for the community patrol/gate attendant contract. From previous meeting: A homeowner commented on the advisory committee volunteer process and if there was something that could be done to simplify the process. Response: Any member who is interested in serving on an advisory committee simply needs to fill out a "Volunteer Interest Form" and submit to any staff member, board member or committee directly. Once the applications are received the committees will review and conduct a brief interview. Based on those interviews, the committee will recommend to the board who should be appointed to serve. For any members not selected, we ask that the applications be forwarded to the general manager's office. Once received, the office will reach out and see if the member is interested in serving on another committee where vacancies exist. From previous meeting: A homeowner requested additional information on the foreclosures that the association is currently pursuing. Response: All foreclosures are not with banks. In fact, most foreclosures the association pursues are with residents who simply can no longer keep up with monthly assessment payments. Given the confidential nature of these matters, the association is currently disclosing all information allowed per civil code. Here is a summary of the foreclosure process: • Collection Policy (must be established) • Annual Notice (must be provided) • Pre-Lien Letter (Terms to Come Current) • Lien Resolution (Open Session Resolution) • Initiating Foreclosure (Executive Session) • Notice in Minutes (Open Session of Previous Approval) • Sale of the Property (Public Disclosure, Law Firm) • HOA or Bidder takes Ownership. The foreclosure process is very complex and must be followed with strict adherence to the law. For more information please review Civil Code §5720(b) (2). From previous meeting: A homeowner commented on management not paying attention to homes and areas in the community that need to be cleaned up. Response: The walls in question are scheduled to be refurbished in 2015. The home that needs to be cleaned up is a matter of member discipline. The association is addressing the matter in compliance with law/code. From previous meeting: A homeowner commented on the "pompous" grass planted around the fountain out in front of the Main Clubhouse. Response: The matter has been reviewed by the Director of Operations and the landscape contractor. Corrective action will be taken to ensure the area is well maintained. From previous meeting: A homeowner commented on the lack of a handicap ramp at the corner of Country Club and Riviera, near Gate #1. Response: This matter is currently being reviewed by the operations department. Once the review is complete a recommendation and possible proposals will be generated and presented to the board. From previous meeting: A homeowner stated the need for a dog park at Sun Lakes. Response: The board has appointed a sub-committee to review the recommendation and propose options for a remedy to the board.
