Rules and Regulations require you to prune or trim your trees, so they do not exceed 30 feet in height. Those trees on slopes (usually in rear yards) shall not exceed (grow) higher than the roof height of your house. All trees must be planted five or more feet from the property line, sidewalks or curbs. Our community landscape (common areas) such as along 4 Seasons Blvd. and World Cup Dr. are not governed by the Rules and Regulations that we homeowners are. When the developer (K Hovnanian) designed our complex, they could plant trees, bushes, grass and other vegetation as they wished. The same rule applies today. The Landscape Committee submits plans to the Board of Directors who approve or disapprove them. When we became a Homeowners Association we were required by law to write rules to govern ourselves. The Architectural Guidelines were one of those forms our Board of Directors created as an HOA. Thus as a homeowner, we are required to landscape our yards accordingly. Last year, an Ad-Hoc committee was assembled to review our Architectural Rules & Regulations and Guidelines and make suggestions to the Board of Directors. The board approved some and rejected some of the suggestions and wrote new guidelines. These new and some old rules were mailed to all homeowners. If you are renting a home, you are still required to follow these rules. See your landlord if you want to make changes, for he/she must submit an Exhibit A and B to the ARC for approval before you make said changes. When it rains, turn off your outside watering system. Architectural Review Committee February is upon us. Many of you may be considering changes to your flower gardens this coming spring. If so, keep in mind that some changes may require approval by the ARC. Also, this would be an excellent opportunity to plan for more drought tolerant plants. Some of you have asked how to convert your watering system to a drip irrigation system. There are a few options as to how to do that. If you are a do-it-yourself person, you can get someone to help you at your local home improvement center. They can help you select the appropriate emitters, micro- sprinklers, tubing, pressure regulators, or any other materials you might need. Be sure to draw a sketch to take with you so that you can select everything you'll need to accomplish your task. By the way, make sure you know where and how you will connect to your existing system. There is nothing worse than going to the home improvement center and coming home with what you think is everything you need only to discover that you can't make that critical connection. Are you confused as to what plants are acceptable? You can check with the front desk located in the Lodge as to what plants are acceptable and approved. As a reminder, please monitor your water usage. There are still some of you that have not adjusted your automatic watering systems and there is still a great deal of runoff along some of our streets. Setting your timers correctly will eliminate much of the runoff. Again, if you need help accomplishing this, ask your neighbor or your gardener. A small adjustment can save you money.
