FOUR SEASONS BREEZE | APRIL 2015 13 Manager's Update By Jeri Mupo, General Manager THOUGHTS, IDEAS AND SUGGESTIONS We received over 76 suggestions for making the Summit a wonderful facility for all residents' use. Many of the suggestions have been already implemented such as installing a clock in the pool area, benches in the restrooms, mats for the restrooms/gym areas, and soap dispensers in the showers. There are many other that are being evaluated for implementation. Again, thank you for your thoughts, ideas, and suggestions. There are many residents and guests who enjoy using the billiards tables. We would like to remind the residents that for the protection of the association property, namely the billiards table felt, that MASSE' and JUMP SHOTS are not allowed. We appreciate your support in protecting the tables. As the Community ages, there are many things that residents should do to ensure their home continues to look nice. Here are some maintenance tips and easy projects to make your home look its best: • Paint the exterior of the home – average paint life 7-10 years – any color changes must be approved by the Architectural Review Committee • Paint fascia and trim – average paint life 5-7 years – same as above for ARC approval • Inspect and clean stucco surfaces • Clean, Paint and/or polish garage doors • Clean, Paint and/or polish front doors – Check your screen door too! • Fix cracked or uplifted driveways and walkways • Clean and/or polish vinyl fencing • Check and repair missing or loose roof tiles/shingles • Check and clean gutters • Check outdoor décor to make sure it is in good condition and still aesthetically attractive –statuary, light fixtures/path lights and pots for plants DOLLARS & SENSE At the March 12, 2015 Board of Directors meeting, the Board approved the following expenses: • Three base station radios, antennas, battery operated mobile units = $8,100 • Asphalt repairs in the Springdale area — $4,985 • Annex flooring (carpet and laminate) — $31,417 • Two firewall appliances for computer backup at the Lodge and Annex — $2,692 • Compatible telephone system for connection between the Lodge and Annex — $2,726 POOL TEMPERATURE AT THE SUMMIT Thank you to all the residents who submitted the suggestion to increase the pool heat at the Summit. The Board of Directors has been working with the pool vendor to make sure the pool and building temperature are both set for your comfort while maintaining the integrity of the equipment and building. We have been advised that the ambient temperature must be set between 3-4 degrees warmer than the water temperature in order to maintain the required equipment balance. The decision was made to increase the water temperature to 82 degrees and an ambient temperature to 85 degrees. Please note that it may take 7-10 days to reach 82 degrees.
