FOUR SEASONS BREEZE | JUNE 2015 13 Manager's Update By Jeri Mupo, General Manager UPDATE TO REQUEST FOR HOME PAINTING: In last month's Breeze, it was suggested that homeowners take a moment to inspect their homes for the need to paint the stucco, fascia, and wood accents. Please note that further information has been received that does not recommend painting stucco. It is further noted that "stucco is porous and it needs to breathe. Moisture penetrates the surface and then evaporates away." "Paint interferes with the breathability of the surface. Moisture can become trapped in the wall between the membrane and the paint. At best, this causes the paint to bubble, peel and chip as the moisture forces a way to escape." It is still requested that all homeowners look at the wood fascia and shutters for necessary painting. If you have any questions on whether painting is required, please contact the Lodge Management Office. LOST AND FOUND: This is your last chance to claim items from the Lost and Found. Please check with the Lodge front desk for those lost items before June 15. Any unclaimed items after this date will be donated or discarded. DOLLARS & SENSE: At the May 14, Board of Directors meeting, the Board approved the following expenses: • Reserve study reports: $2,450 • White Sands plant replacement: $1,700 • Trail C plant installation: $1,300 • Pipe Springs and Green Creek Trail tree trimming: $1,800 • Pipe Springs and Green Creek Trail plant installation: $2,800 • Lodge lamp cover replacements: $2,500 • Four new Windows Computer Room computers: $3,600 MESA VERDE CIRCLE: In an effort to reduce the water waste and paver repairs at the Mesa Verde Circle, K. Hovnanian and the Association have approved the renovation of the landscaping. The design will be similar to the Crooked Creek Circle landscaping. The cost for this project is $12,000. K. Hovnanian and the Association will each pay $6,000 for the project. RECREATION CENTER 3: K. Hovnanian has presented the Conceptual Site Plan for Recreation Center 3. The plan includes three tennis courts, two paddle tennis courts, pool and spa pool, community building with workout center, aerobics/ping pong room, and more. The Conceptual Site Plan is being presented here for homeowners to see. A larger version is also available in the Lodge lobby. Please submit any questions or comments on the form available at the Lodge front desk. All comments and questions must be submitted to the Lodge front desk no later than June 10, 12 pm.
