PROPOSED RULE CHANGE NOTIFICATION 15-11 The Board reviewed the following proposed amendment, to the Sun Lakes Country Club Homeowners Association General Statement of Rules and Regulations (revised July 31 edition), that appear on the Association's website (www.sunlakescc.com) and are available in the administration office (please reference Article V – Planning and Compliance § 5.04 Residential Sale and Open House Policy - see pages 20-21), at its Aug. 20, Open Session Meeting. The Board will vote upon the proposed amendment at its Nov. 19, Open Session Meeting, following publication in the October 2015 edition of Lifestyles. If the Board votes in favor of the proposed rule change it would go into effect Dec. 1. Notice, informing the members of the approval, would be posted in the main, north and south clubhouses, in agreement with Civil Code § 4045. PURPOSE: The purpose of the proposed rule change is to amend a discrepancy in the policy pertaining to residential open houses that specifically pertains to non-resident access to the community. EFFECT: The effect of the rule changes, if adopted, would require an owner, current resident or a licensed real estate agent, to submit a list of potential attendees to the manned gate, in order for non-residents to gain admittance to an open house. If this information is not provided, the listing agent or his/her representative must accompany the prospective buyer into the community. Owners must comply with the following guidelines: 3. Non-residents wishing to enter the community to attend an open house must provide evidence of their intention to do so. Such evidence may include a post card, flyer, business card or other form of specific invitation and must include the address where the open house is being held. 4. The owner, current resident or a licensed real estate agent may shall also submit a list of potential attendees to the manned gate so non-residents may gain admittance to the open house property.
