The August report is shortened due to my having to write this month's article from Northern California. Fortunately it has been a very good month, financially, as it is always easier to comment on a positive month. Due to a number of items, the larger ones described below, the Association added $304,763 to the surplus it had accumulated through July. The Association now has a positive variance (surplus) of $522,130 to what the 2015 financial plan had predicted for the eight months. By far the largest positive element in the month's performance was the sale of the property on Wailea Beach Drive which the Association had acquired five years ago as the result of a foreclosure. Proceeds from the sale amounted to $321,021. After providing for the expenses incurred by the Association in taking over the property, restoring it, legal fees, etc., the Association cleared $158,713 which, per accounting guidelines, has been added to Capital Improvement reserves. Home resales continue at an accelerated pace. August saw 32 transfers recorded bringing the eight month total to 166, 10 more than was anticipated for the entire year and still with four months to go. Salaries and related expenses for all operations, including Golf and Food & Beverage, continue at less than plan. August was $25,132 less than originally projected. Some rainy weather and the Association's water conservation efforts resulted in water expense for the month, for the Association, being $65,658 less than what was included in the plan. Golf operations had a positive variance to plan for the month even without the savings from reduced water consumption. The Food and Beverage operation also had a positive variance to plan for the month. Revenue for the month was 12 percent better than planned and food costs, a continuing concern, leveled off for at least the month. The homeowner delinquency rate for the Association crept up slightly during the month, from last month's 0.57 percent of total homes to 0.75 percent, still excellent by industry standards. After taking the course, you may even be eligible for a discount on your car insurance! (Participants should consult their auto insurance agent for details). An AARP Smart Driver course will take place on Tues,. Oct. 27, 12:30 - 4:30 pm and Thurs., Oct. 29, 12:30 - 4:30 pm at the South Clubhouse. You must attend both sessions to qualify for the certificate. The classroom course costs $15 for AARP members and $20 for non-members.
