| Four Seasons Hemet Herald | October 2015 | 4 Message From the Board of Directors Greetings! We trust that this message will find you and yours all well and in fine spirits. For generations California has been called the Golden State. Nowadays, as a result of the extended drought, it has become more of a dry straw-brown state. This weather condition has had a painfully negative impact all across our region. It has triggered significant changes on how we approach vacations, travel and of course our individual property appearance. As a result we have had to make dramatic changes to keep up appearances and our property values, as we struggle to comply with state mandated water use restrictions. In this regard, we extend our thanks to all who have taken steps to conserve water. We also send our special thanks to our Architectural Review Committee, for finding creative ways to accommodate some of our resident's efforts as they converted to drought resistant landscape schemes. With respect to landscaping (and other infrastructure matters) our community is now over 12 years old. What once simply required routine maintenance is now due for a major overhaul to cover us for the next 12 years and beyond. At about this time last year we alerted you to the fact that, in conjunction with the Facilities Committee, we embarked on what we called a strategic plan for updating our Lodge patio area. We engaged an architectural firm to create an infrastructure to carry us forward. The ideas communicated to this firm came from individual residents, as well as from several of our operating committees. Plans prepared by our contractor were recently placed before a Focus Group of residents, quite frankly, for an up or down vote on whether or not to proceed with the proposed concept. Overwhelmingly, the vote was to proceed. Accordingly, the next step is to convene a community wide Town Hall meeting to present to all interested homeowners this proposed plan for our patio area. Topics of discussion will be the design, its cost, how we propose to pay for it and the value added to our common areas. Ultimately, you the homeowners will make the decision. More information will follow under separate cover. Further, in coordination with our Landscape Committee, we will be putting our landscape contract out to bid and the watchword has become sustainability. In this regard we recently convened another Focus Group of a few long term residents from our Legends group of homes to give us their input. The compact nature of these homes, when combined with the now mature growth of the original plantings and the effects of the drought, warrants a fresh approach. A Town Hall meeting on this matter is also being developed. In cooperation with our Finance Committee we have commenced creation of the 2016 operating budget. Formally titled, the Annual Budget Report, Annual Policy Statement and Disclosure Package, it is mailed to all homeowners during the month of November each year. In brief it presents the detailed explanation of our projected income and expenses, line item by line item for the ensuing year. It should be required reading for all homeowners. As we have said time and again, our community association and its assets are a constant work in progress. Your Board does not purport to have all the answers at the ready all the time. In this regard, if you have comments or questions from time to time, you will be well served if you would please put them in writing and direct them to the cognizant operating committee and thereby obtain the benefit of their specific expertise and wisdom. This option notwithstanding, please know that you always have access to your Board of Directors. Thank you.
