20 FOUR SEASONS BREEZE | DECEMBER 2015 Bistro Committee Architectural review Committee Wishing all Happy Holidays! There are community guidelines regarding holiday decorations and lighting. Christmas holiday decorations and lighting may be installed without ARC approval but are not permitted earlier than Thanksgiving and must be removed no later than Jan. 15. Other holiday decorations and lighting may be permitted provided they are installed no earlier than two weeks before the holiday and removed within two weeks after the holiday. The ARC committee meets the first and third Wednesdays of the month at 9 am in the Board Room. Anyone interested in seeing our committee at work is welcome to come and observe at one of our meetings. ~ Carl Buschmann At our October meeting, we discussed the kitchen repairs. A fiberglass door to replace the defective back kitchen door has been ordered and will be installed. Also, a small leak in the top of the water heater has been fixed. The New Homeowners Meet and Greet was held Oct. 28 and was attended by 45 new homeowners. We are recommending to the Board that the piano be placed in the Bistro dining area and played one Friday night of each month. We meet the fourth Tuesday of the month at 11 am in the Lodge Conference Room. All homeowners are invited to attend. ~ Bill Taylor Notes from our October meeting: The financial statements for Sept. 2015 were reviewed and reflected the following significant items: Net Income Year-to-Date was a loss of $54,545 and total reserves were $5,074,373. The Accounts Receivable (delinquencies) were $43,248. Our total HOA expenses for September (excluding reserve allocations) were $315,741. This was over budget by $24,692. The Front Yard Cost Center expenses for September were under the monthly budget by $1,132. The Springdale Cost Center Expenses for September were under the monthly budget by $774. The Finance Committee recommended the purchase of CDs using funds in the Comerica Money Market Accounts as follows: a) Pending First Service Accounting review for practicability, two $200k CDs from the HOA Operating Account; b) Four $250K CDs from the HOA Reserve Account; c) One $100K CD from the Springdale Reserve Account. There were six vendor proposals presented and recommendations forwarded to the board. A report on the accounts receivable was given by Wayne Staples indicating that one account with a $13K balance would be coming off the list as the property has been sold following foreclosure. Though the balance will likely be written off, the good news is that the income stream will begin again as the new owner starts to make monthly assessment payments. A foreclosure on another large balance account ($11.3K) is expected in early November. Besides these two, there are only nine other open accounts and all are being closely managed.
