| SUN LAKES LIFESTYLES | MARCH 2016 | 7 From the Treasurer By John Clark, Master Board Treasurer SUMMARY: January started off on a strong note with a positive variance to the plan of $118,871. This should not be a major surprise as January, in eight of the last nine years, has ended with a positive variance averaging approximately $47,000. Twenty-nine homes closed escrow in January almost doubling what was projected in the plan, a plan that was increased over 2015. Interest income was negative to plan because of the portion of the investment portfolio held in money market funds. A significant portion of these funds will be reinvested in CDs in the very near future to improve the return. Note: Several minor changes to the table. 'FUNDS' is now 'HOMEOWNER EQUITY; 'Capital Assets (less depreciation)' has been added as a new line. 'TOTAL HOMEOWNER EQUITY' agrees with Homeowner Equity as shown of the Association's balance sheet. INCOME: January income exceeded the plan by $32,370. The major reasons were booking of the settlement of a lawsuit related to the pool deck issues at the main clubhouse pool ($37,500) and home resales exceeding the plan by 14 units or $13,300. Golf revenue (annual dues) was short of plan but will pick up later in the year. Restaurant and Lounge revenue were almost on target. EXPENSES: As can be seen from the table, all three sub-groups (HOA, Golf, and F & B) came in with positive variances to the plan, totaling $86,723. Costs associated with the maintenance of the common areas and golf courses were the main contributors, with a positive variance of almost $50,000. Salary and related expenses were the next largest with a positive variance to plan of $35,033. Irrigation water and power started the year with a negative variance to the plan of $1,466 or 5 percent over plan. Cost of food for the restaurant was 45.6 percent of revenue versus the plan of 44 percent. Both Golf and the Food and Beverage operations ended up with positive variances to their respective plans because of the lower expenses. HOMEOWNER EQUITY: Capital Reserve expenditures for January of $108,107 included $12,476 for golf course bunker renovation; $41,434 for painting of the perimeter fencing and $44,375 for the North Clubhouse (painting, shower repairs and renovation of the kitchen). FINALLY, Niels Bohr was a Nobel Prize winning physicist. In addition to his scientific accomplishments, he is credited with several profound observations, to wit: Prediction is always difficult, particularly about the future; An expert is a person who has made all the mistakes that can be made in a very narrow field.
