13 | Four Seasons Hemet Herald | March 2016 | Facilities Committee Based on positive feedback from numerous residents on the solar sidewalk lighting along the dark areas of Four Seasons Blvd, we have recommended to the Board that an additional 12 lights be installed. Four additional lights would be installed on Four Seasons Blvd, Five on World Cup and Three on Player Ave. Other types of lighting options were considered and the solar lights are still by far the most cost effective to light the dark areas and improve safety and security. Shifting to the Sports Courts, we are still working on obtaining contractor bids to install lighting for the Bocce and Shuffleboard Courts. Cost estimates have been received to relocate the Horseshoe Pits and a recommendation has been forwarded to the Board. Handicap Parking: We have been looking at this issue for a number of years. There are currently seven handicap parking spots at the Lodge. This was discussed with the Builder prior to their departure. The current seven parking spots were approved by the city and meet the requirements of the ADA. Now that said, the number of Residents that have obtained handicap parking placards and license plates has overwhelmed the number of parking spots available. The contractor estimate to add one additional spot next to the current location was $12,000. This was considered to be not cost effective. The next area that would meet ADA requirements for additional handicap parking spots was the main parking lot. This will require some reconfiguration of the main parking lot. Each handicap spot will result in a loss of one and a half to two regular parking spots. We are currently reviewing various contractor cost proposals to provide an additional six to eight handicap parking spots in the main parking lot that will meet ADA requirements. This will result in a loss of up to 12 to 15 regular parking spots. Once final costs are received, we will make a recommendation to the Board. By the time you read this, construction for the new cover for the BBQ area should be started. We are looking for a completion in early April. The replacement of the large shade cover at the back of the Pool will be next. Finally, we are looking at some major repairs to the Lodge roof. The leaks from the recent rains have been fixed, but the overall condition of the roof, in particular the flat section, will require additional work in the near future to prevent any additional leakage. Financial Report Financials for January, 2016: The total assets balance is $5,325,873.81. This includes reserve assets of $3,902,047.67. Total liabilities are $261,262.20. The total equity is a surplus balance of $1,162,563.94.
