4 | SUN LAKES LIFESTYLES | MAY 2016 | The Board reviewed the following proposed amendment, to the Sun Lakes Country Club Homeowners Association Rules and Regulations (revised Feb. 1 edition), that appear on the Association's website (www.sunlakescc.com) and are available in the administration office (please reference Article V – PERMITS AND INSPECTIONS. (Page 59), at its March 17 Open Session Meeting. The Board will vote upon the proposed amendment at its June 16 Open Session Meeting, following publication in the May edition of Lifestyles. If the Board votes in favor of the proposed rule change it would go into effect July 1. Notice, informing the members of the approval, would be posted in the Main, North and South Clubhouses, in agreement with Civil Code § 4045. PURPOSE: The purpose of the proposed rule change is to provide a clear procedure for management and the Master Architectural Committee to follow once a home improvement permit has reached its 120 day deadline. EFFECT: The effect of the rule change, if adopted, will ensure that all permits, which exceed the allowable 120 day time frame, are managed consistently in the same manner. The length of time to complete an approved Improvement (under the approved permit) is 120 days from the date of approval. Requests for extensions will be evaluated by the Master Architectural Committee on a case-by-case basis. Failure to complete the approved modification within the one- hundred and twenty (120) day dead line without a submitted extension request for the Master Architectural Committee's consideration will be considered in violation and all work on the project must cease. A hearing will then be scheduled for the owner to attend in which the MAC may impose fines and other stipulations on the project. EFFECT: The effect of the rule change, if adopted, will provide enforceable standards for outdoor furniture and exercise equipment that can be seen from common area. EXERCISE EQUIPMENT 7.35 Exercise equipment of any kind is not permitted to be placed in view from common area on a permanent basis.
