The Treasurer's Report will contain some format changes
compared to prior reports. I will continue to refine and upgrade
the report format based on comments and questions. My intent
is to provide more visibility into the HOA financial situation, with
emphasis on transparency into what is going on in each operation
center (HOA, Golf, Food & Beverage).
During March, the $500K moved from prior year surplus was
moved into the Reserve account — it will be allocated across the
reserve categories in the future. The funds set aside for the potential
litigation of the water issue with the city also has been segregated
into a separate account under the homeowner "prior year equity/
equity."
Golf revenue continues to be down due to less play, We had several
rain days, and the number of "annual" golfers expected to sign up
is lower than anticipated. Several significant refunds were granted
due to illness or death. Expenses are down primarily to timing of
fertilizers, etc.
The Food & Beverage (F&B) operation had a good month for
revenue, due to more diners using the restaurant. F&B expenses are
down, partly due to vacancies for a dishwasher and a line cook —
two key roles in the kitchen — a server vacancy exists as well.
The overall operational surplus grew again this month — however,
as the dryer weather comes, higher expenses in the areas of golf and
grounds irrigation will undoubtedly absorb some of this surplus.
