22 FOUR SEASONS BREEZE | SEPTEMBER 2016 The Landscape Committee is delighted to announce a new member for our team: Sharyn Costello. The Board approved an additional member as we are covering an even larger common area with the addition of new neighborhoods to the common area. Please see our happy team in the photo below. While the size of the front yard cost center remains the same, we have increased our walks on trails to include Trail E (the Edison Easement) and more of Trail C. Our FirstService liaison, Jeff Jordan and Guillermo Martinez (from O'Connell Landscape) have put together an illustrated catalog of trees, plants, flowers and ground cover suitable for our very challenging climate. We are in the process of having this uploaded to the Four Seasons Beaumont website for easy reference. We have also been working on identifying portions of trails that will be accessible to residents in motorized wheelchairs and scooters. We are working on informational language for signs that will be posted at trailheads indicating which conveyances will be allowed and the grade of the various trails. Please remember that bicycles and strollers are not permitted on the trails. Also, golf carts are never permitted nor are off-road recreational vehicles. Please be mindful of this while you are enjoying the beauty of the trails in our community. Have you noticed brown patches on your green lawns? Our landscapers have suggested that they may be caused by dog urine, so we are suggesting that dog walkers carry a bottle of water with them on their walks so they can sprinkle water over the spot where their pet has urinated. Of course, there are other causes of browning, such as gophers or insects, but this is a way we can make sure that it is not caused by our pets. ~ Sharon Bond Landscape Committee Architectural review Committee Generally, an initial submission to the Architectural Review Committee (ARC) is for the new homeowner's backyard landscaping. The initial submission must include a one-time $125 fee payable to Four Seasons at Beaumont Community Association. This is an administrative fee that sets up the file and on-going tracking for the property. Since the one-time fee is tied to the property, not the homeowner, it is never paid again, even if you sell your house. However, if the first submission is for an item such as gutters, screen door or satellite dish, the fee is not due until backyard improvements are submitted. Any changes to the initial or subsequent submissions are considered amendments to an already approved Exhibit A. Any new improvements after the first submission are considered addendas to additional work to your property, even if it is years later. So after your first submission for backyard landscaping, all additional submissions are either amendments or addendas. The back yard initial application (Exhibit A) must be submitted to ARC within four months of close of escrow and work must be completed within eight months of close of escrow. If an application is not submitted or work is not completed within the allotted time period, the homeowner will be notified that they are not in compliance with the guidelines. Please see the Architectural Guidelines and Standards for the additional required exhibits that must be submitted with the Exhibit A.
