FOUR SEASONS BREEZE | SEPTEMBER 2016 5 By Jeri Mupo, General Manager MANAGER'S REPORT SPECIAL ELECTION: I would like to congratulate our newest members to the Board of Directors. Welcome to Jeanne Glanville, Jerry Monahan, and Fred Weck. The community reached a quorum percentage of 70 percent. This means that 70 percent of the community returned their ballot. In the association management industry this is unprecedented. Oftentimes we barely reach a quorum and in some cases do not achieve a quorum at all. Please give yourselves a hand for your fantastic participation. PEST CONTROL: Our community is growing! If you live in the south section of the community or near the Crooked Creek gate, I am sure you have seen the large construction equipment moving mountains. This is to make way for our new Phase E homeowners. Unfortunately, along with growth comes some challenge. The grading has caused our rodent population to look for other homes. And, it looks like they have selected some of our residences and back yards to live. Please note that it is the homeowner's responsibility to provide pest control for their personal property. We ask that if you use self-help methods, please use products responsibly taking into consideration the safety of pets. POLITICAL SIGN RULE AND AMENDED ARCHITECTURAL COMMUNITY GUIDELINES: The Board of Directors adopted the Political Sign rule and amended Architectural Community Guidelines. A copy of these documents will be mailed to all homeowners. Please include them with your important association records. AGE VERIFICATION: In order to retain our status as an age restricted community, every two to three years we are required to obtain age verification from all of our community residents. The last time age verification was completed was 2014. Therefore, we will begin this process in September and October. I apologize in advance to our newest community members that have recently completed their verification during the escrow process; however, the association will be sending notice to all homeowners of record. We thank you in advance for your cooperation! DOLLARS & CENTS: At the Aug. 11, Board of Directors meeting, the Board approved the following expenses: • Southern California Edison review fee: $1,500 • O'Connell Landscape mulch proposal: $20,640 • Brad Alms Landscape mulch proposal: $6,100 • Replace Summit Kangaroo plants: $1,775 • Remove fountain in front of the RCN building: $3,000 • Annual inspection of common area facilities: $1,200
