FOUR SEASONS BREEZE | OCTOBER 2016 11 By Len Tavernetti, Board President Like any community we are continuously faced with problems, concerns and crises. How we address these issues is sometimes (probably always) in itself a problem. It is not uncommon for one person's "crisis" to be considered a "concern" by the activity charged with resolving the issue. Our committees, our management and our Board have to prioritize our resources as we juggle workload, resources and needs. This is where the new Safety Committee will help guide our prioritizing. When we observe a potential safety problem, the question arises as to the degree of safety concern versus the cost of repair strategies. For instance, if a sidewalk develops a crack, when should it be repaired? To schedule a repair there is a cost for the repairman to arrive at Four Seasons. Cracks seem to develop about every two to three months. If we wait until we have several cracks needing repair, the cost of a repairman's trip can be amortized across all of them. This we have historically done. Yet, a single crack may impair pedestrian safety due to its size. If we repair each crack as it is seen, the costs of repairs will become significant. The Safety Committee will now be responsible for assessing the priority of making the repairs to guide the Facilities Committee and our Management. This is a small example of our daily decision making process. Three of our standing committees (Facilities, Landscape and Rules and Regulations) are subject to problems that require safety prioritization and will now have additional input to their resolution. The Safety Committee will also investigate all accidents that cause injury or damage in Four Seasons and make recommendations to the Board. Dennis Gray has accepted the position of Chair of this committee and is recruiting members. Observations from the Board PRIORITIES NEEDED WHEN TACKLING ISSUES FACING OUR COMMUNITY Changes in our Four Seasons Community By Claudeen Diaz, Board Chief Financial Officer Currently we have nine standing committees (Architectural Review, Bistro, Communications, Emergency Preparedness, Finance, Landscape, Rules and Regulations, Safety and Facilities, and Social Committee). We also have an Ad Hoc Technical Committee to assist our HOA events, clubs, groups and classes with stage, lighting and sound. We have formed a Planning and Transition Committee to plan for the future of our community and prepare ourselves for when KHov is built out. The Safety and Facilities Committee will be split into two separate committees. The Safety Committee will be responsible for the safety of our community. The Facilities Committee will continue to review and make recommendations on the common area of Four Seasons. We have created a position called the Community Ambassador and appointed resident Anita Worthen to fill it. This position will be responsible to advise us of the activities of local government agencies as well as issues outside our community that effect us. With the split of Safety and Facilities more committee positions will be available. This opportunity will give our homeowners a chance to be a part of the changes that are forthcoming. We have five Board Members from our community who have control over our well-being. We have control over all our Association budgets; including Front Yard cost center, Springdale's and our common areas.
