4 SOLERA DIAMOND VALLEY | NOVEMBER 2016 FROM THE GENERAL MANAGER By Greg Rainier Annual Homeowners Meeting & Election will be held on Thursday, November 3, 2016 at 10 am in the Mountain View Lodge. The following are the owners that are running for the two positions on the Board of Directors: Larry Braidic, Lorraine Brealey, Tommy Carpenter, Richard Heckler, Chris Mages, Lori Raupe and Don Trimble. Please come and see who gets elected to the Board of Directors for a two year term! • • • • • The following are some maintenance items that took place around the facility. • The installation of 250 new LED light bulbs inside the Lodge. • The installation of two new light fixtures for the third pool table. • The replacement of a light 20 feet in the air out on the pickleball court. • The installation of a cell phone booster antenna. • Patching stucco and touch-up painting around the outside of the Lodge. • The repair of several bridge columns rocks around the paseo that needed gluing. • • • • • The next regular Board of Directors meeting will be Thursday, November 17, 2016 at 3 pm in the Mountain View Lodge Ballroom! Management would like to remind residents that part of Management's job is to remind residents that there are rules to be followed when you reside in a homeowners association! With this said, Management will NOT tolerate rude behavior from residents when we send out letters or make courtesy phone calls for the following items, to just mention a few: trimming or replacing your trees, clean up your front yard, submit applications for home improvements, RVs parking for more then 48-hours in any calendar month, underage visitors staying longer then 60-days in a calendar year, etc. It is the owner's responsibility to review the Rules and Regulations as well as the CC&Rs, for what you are allowed to do and not allowed to do while living in Solera Diamond Valley. • • • • • The following is a reminder to residents regarding pet rules in your community: The Board has the power and discretion to determine whether the types or numbers of animals kept on a lot are a nuisance, and the Board shall have the power to abate the nuisance through any legal procedure that is available to the Association. This includes excessive barking and pets that may become dangerous or attack or otherwise interfere with the freedom of movement of persons and other pets in the community. Animals belonging to residents or their guests in the community must be kept in the residence or in fenced areas of the lot. If an animal is taken outside the lot, it must be kept under the control of a person capable of controlling the animal, either on a leash or other appropriate restraint. No pet shall be left unattended in the Association Common Areas. Each owner shall be absolutely liable to each and all remaining owners, their families, tenants, residents and guests for damages or injuries caused by any animals brought or kept in the community by an owner, by members of the owner's family, or by the owner's guests, tenants or invitees. Each owner shall immediately remove, and properly dispose of, any excrement or clean other unsanitary conditions left by the owner's animals on any portion of the community. No pets, other than legitimate service animals, are permitted in the Clubhouse, sport courts or pool areas. Pets are not allowed on the property of another owner without permission and should not be allowed to soil another owner's property.
