FOUR SEASONS BREEZE | JANUARY 2017 5 By Jeri Mupo, General Manager MANAGER'S REPORT JANITORIAL SERVICE The Facilities Committee has received numerous comments and complaints regarding the cleanliness of the community facilities. The committee reviewed the issues and the current janitorial contract to determine how best to meet the needs of the community. The current contract provides janitorial staff from 5 am to 2:30 pm. In order to keep the trash and spills cleaned up quickly, clean up the theater after the movie, and other service issues that occur later in the day and early evening, it was determined that additional hours would be necessary. The proposed cost would be an additional $2,127 per month. The proposal was submitted to the Finance Committee for funding. The Finance Committee determined that many of the homeowner complaints were due to residents not picking up after themselves. Therefore, the Finance Committee did not recommend increasing the service at this time. The Board reviewed the proposal at the December Board meeting and they decided not to increase the service hours. In order to keep the janitorial costs down, we ask that residents please pick up after themselves. This would include placing your uneaten popcorn and empty bags in the trash receptacle provided in the Lodge Theater, not leaving trash on the tables in the activity rooms, and picking up unused paper towels that fall on the restroom floors. Your assistance is greatly appreciated! GENTLE REMINDERS During the month there have been several suggestions placed in the suggestion box. As a gentle reminder please follow these rules: • For the safety of yourself and other residents we are asking that you please do not ride bicycles on the sidewalk. • After use of the work out machines, please use the sanitary wipes and wipe down the equipment. • Holiday decorations are to be removed by Jan. 15. Thank you for your cooperation. BALLROOM FLOORING PROJECT The recommendations to replace the Ballroom flooring have been received by the Board of Directors and have been approved. We anticipate that the replacement will begin in February. Thank you to all the committees that participated in preparing the flooring plan, meeting with vendors, and selecting the style, color, and flooring material for the Ballroom. Your efforts will be enjoyed by all our residents. DISTRICT MAP At a previous Board meeting, the Board approved redistricting the community so each district would be as close to 100 homes as possible. The revised map has been prepared and is available on the community website. This map will be used for the upcoming District Delegate elections. Once the recorded document has been received, it will be provided to all homeowners for their records. 2017 ELECTIONS It's hard to believe, but the 2017 Election cycle has started. If you are interested in volunteering for any of the following positions, please pick up an application from the Lodge or management office. The applications are also available on the community website. • District Delegate • Inspector of Election • Board member Thank you in advance to all who apply to serve your community. RECREATION CENTER 3 KHovnanian anticipates that Recreation Center 3 will be open for residents use around May 2017. The Board would like for our community to name the new facility. We will be sending out a survey through Survey Monkey for your recommendations. In order to participate you must be signed up for the Daily Report. DOLLARS & CENTS At the Dec. 13 Board of Directors meeting, the Board approved the following expenses: • Green Creek Trail Rosemary plant replacement: $1,215 • Potrero entry Carpet Rose installation: $940 • Brad Alms common area annual color replacement: $2,940 • Bistro kitchen upgrade: $82,298 (reserve expense) • Radio emergency backup batteries: $1,310
