FOUR SEASONS BREEZE | FEBRUARY 2017 23
Architectural review Committee
As we begin 2017 we thought we would start the year off with tips
to help you better understand the architectural guidelines and better
plan for your exterior improvements.
• Trees must have a set-back from the hardscape or property
line of a minimum of half full growth. Example: tree full
growth width of 10 feet must have a set-back of five feet.
• Front yard landscaping must be a minimum of 1/3 green.
This includes artificial turf.
• Satellite dishes must be located behind the gate a minimum
of three feet. The only exception is the Monarch homes.
• All exterior lighting must meet the city of Beaumont dark sky
ordinance.
• Any shed that is below the fence line does not have to be
approved by the ARC.
• Annual flowers do not have to be approved by the ARC.
• The Exhibit B (Neighbor Notification Statement) must
accompany any initial submission or addendums. If the
neighboring property is vacant, that is to be shown on the
Exhibit B. It is a courtesy to your neighbors to advise them
of work that is planned. Their signature does not approve the
work being completed but is merely an acknowledgement.
The ARC will return any submissions that do not have a
completed Exhibit B.
• Be sure to complete and submit your Exhibit C (Notice of
Completion) within four months of approval of your plans.
We hope these tips will help as you plan your next improvement
project. In addition, be sure to check the Architectural Guidelines
and Standards before submitting your Exhibit A to the committee to
assure your request is within the guidelines. Our committee meets
the first and third Wednesdays of each month at 8:30 am in the RCN
Conference Room. Homeowners are always welcome; it is helpful to
us if you attend the meeting when your submission is being reviewed
to answer any questions we may have or help us with clarification. ~
