MANAGER'S REPORT
AGE VERIFICATION One reason some homeowners purchased
in Four Seasons at Beaumont is that the community restricts
residency to those that are 55 years of age or better. In the Covenants,
Conditions & Restrictions, Article 10, you will find the rules regarding
age restriction.
The association is required to verify that all residents meet the
qualifications for living in the community every two to three years.
We started the verification process a couple of months ago.
To date we have sent notices to all homeowners and residents who
live on streets beginning with A-M. We ask that when you receive
your notice, please complete the form and return it by mail or deliver
to the Lodge front desk or management office.
In February we have had to send over 100 reminder notices to
homeowners and residents. This creates an additional expense for
you, the homeowners.
So we ask again, when you receive your Age Verification Form,
please complete it and return it promptly.

WEBSITE AND AM REPORT I was surprised to hear from a few
homeowners recently that they did not know the association had a
website or daily report.
We find that these are great communication tools that provide
residents up to date information regarding the community activities.

and subscribe to receive the daily report and any other e-blasts.
UPCOMING RULE CHANGE Residents enjoy sharing our
beautiful community pools with their family and guests. A concern
was raised that the rules state that guests must be with the resident
at all times. In certain circumstances this has provided to be an issue
with young grandchildren that are too old to be escorted by their
grandparent to the restroom. Therefore, the Rules & Regulations
Committee will be presenting a rule change for consideration
changing the Pool/Spa rules from "…guests must be accompanied
by a Four Seasons at Beaumont Adult Resident at all times." to "…
guests must be accompanied by a Four Seasons at Beaumont Adult
Resident when using the facility."
DOLLARS & CENTS At the Feb. 9, Board of Directors meeting,
the Board approved the following expenses:
• Game Room chair upholstery: $4,400 (reserve expense)
