FOUR SEASONS BREEZE | MARCH 2017 11 Observations from the Board A Strong Start for Four Seasons in 2017 By Claudeen Diaz, Board Chief Financial Officer MONTH OF YEAR TO DATE DECEMBER, 2016 DECEMBER, 2016 INCOME $357,647 $4,119,321 EXPENSES 319,231 3,995,320 NET INCOME $38,416 $124,000 The financial information for the Four Seasons Beaumont HOA represents income minus expenses, which as of the month of December equals a net income. When you think in terms of financial information think as if you were looking at a looking glass (your own financial position). Income is the amount of monies you receive each month, such as Social Security, investment income, and any other amount you receive. Expenses cover the cost of items that you need to survive, such as mortgage payment, groceries, fuel, clothing, and any other items you need. Net income or loss is the amount that is left at the end of the month after income is received and expenses are paid. When income exceeds expense, you have the opportunity to save this excess or spend it on an item you had put on the back burner. If a loss occurs, you can take this amount out of savings or out of another source to cover the loss. The finances of our community are basically the same, Income is derived from the assessments, interest income and any miscellaneous income received. Expenses cover fees paid to FirstService, water usage, electricity, contractors and all other items required to operate Four Seasons. When income exceeds expenses, this amount is deposited in savings and reserve accounts. When expenses exceed income, the account is taken from savings accounts. By Len Tavernetti Our growing and diversifying community is becoming enriched with additional skills, experiences and ideas. To tap into this pool of resources our Board, committees and groups are embarking on a program of surveys. A computer program called "Survey Monkey" is one of the ways information is being collected and analyzed. Homeowners and renters who are connected electronically to our information systems will be asked to participate. We will continue to employ paper requests with monthly mailers and the suggestion box collects ideas that are forwarded to the appropriate activity for evaluation. If a name and contact point is included, the signer will be notified of the action taken. Interest groups and residents who want to start gathering additional members should avail themselves to the expertise of the Communications Committee for designing and promoting questionnaires, sign-up sheets and flyers. Not all residents are listed in the website directory making it difficult to reach the widest possible audience. Our management staff can provide assistance to spread the word to the hard-to-reach members of our HOA. An unfortunate side effect of these inquiries is they spawn rumors. And, rumors are the single activity all residents at Four Seasons participate in on a daily basis. The more outrageous and unbelievable, the faster they spread. It is a good idea to ask the source of the information when hearing too-good (or bad) to-be- true rumors. But, they are the elixir of our community. Gathering Information for Inquiring Minds
