FOUR SEASONS BREEZE | APRIL 2017 7 By Leighton McLaughlin Board Member Jerry Monahan sees the HOA takeover of all Four Seasons property from Builder K. Hovnanian Homes as an upcoming challenge. The transition is coming with the imminent build-out and will require a lot of planning and preparation. He hopes that the community can "maintain and improve the resort-style living" that it now enjoys and see improvements in the "safety and security" of residents. To accomplish that, he said, there must "open communication with homeowners to ensure the … goals of the community are met." But the goals must be met with "fiscal responsibility though budget control." "That's a really big thing," he said. "When you set a budget you should live within it." Monahan, a retired police lieutenant, said he is involved in the on- going operations of the community and the long-range planning for build-out. He serves as the Board liaison for the Safety, Lodge, Landscape and Communications Committees. In addition he is liaison to the Breeze Editorial Board. He is also a member of the steering committee and a block captain for Neighborhood Watch. He organized the committee membership drive that recruited members for the committees that lost members when the Board imposed term limits in January. He said his experience as a policeman was good preparation for serving on the Board. He was president of the Riverside Police Officers Association – involved in negotiating salaries, working conditions and other work place issues – and was liaison with the local chamber of commerce, Neighborhood Watch, city council and other civilian groups. After retiring from the police department, Monahan worked as an investigator for Farmers Insurance Co. and later as director of human resources and environmental compliance for Lucas Aviation Inc. and then as operator of his own private investigation company. He said Four Seasons "is such a great place. I want to keep it at that level or make it even better by being accessible to the people who live here." ne candidate has filed for the HOA Board seat up for election this month: Incumbent Jerry Monahan is running unopposed. Two other homeowners had filed to oppose him, but both withdrew. Only in the event of a filing after the Breeze deadline or a write-in campaign will he be opposed. Ballots were mailed to homeowners March 24 and will be counted on April 25. On April 27, at the annual meeting of the HOA, the election results will be announced. The five homeowner members of the Board are elected for two- year terms. President Len Tavernetti, Vice President Jeanne Glanville, Secretary Fred Weck and Chief Financial Officer Claudeen Diaz all have a year left in their terms. Builder K. Hovnanian Homes appoints two members, presently Kevin Metcalfe and R. J. Hernandez. Their seats will remain appointive until build-out, when all members will be elected from homeowners.
