FOUR SEASONS BREEZE | JUNE 2017 25 IT'S YOUR HOME, YOUR CASTLE, NOW MAINTAIN IT!!! For most of us, the purchase of our home represents the largest single investment of money we will ever make. A modern version of an old adage says, "A man's (or woman's) home is his (or her) castle." Whether it is a home or a castle, it nonetheless requires maintenance and, from time to time, repairs. To keep up your pride of ownership and to protect the property value of your home, maintenance is vital. Let's look at the 2" x 8" by about 12 feet long wooden fascia boards that run around the roof edge of our homes. Several of the attached photos show close-up views of faded, warped, split fascia boards, and adjacent wood-work over garage doors on homes here in Four Seasons that were built in 2007. After a recent winter of record rainfall, and lacking proper caulking at joints and an adequate painted surface, many of these very visible fascia boards absorbed rainwater and show signs of deteriorating. Moisture is an enemy of all things wood and excessive moisture invites rot and may make it easier for termites to take hold later. Many of the fascia boards may be past the point of maintaining, and might likely require more costly replacement. Consider the two options a homeowner had as of, say, summer of 2016, before the winter rains, for addressing maintenance (Option 1) or repair (Option 2) of the two fascia boards over his/her garage door. Option 1 (maintenance): Before the fascia boards became warped, split or twisted, wire-brush off any loose paint, add caulking to open space in joints where the fascia boards met and any nail holes. Paint boards a prime coat followed by a finish coat of paint. Homeowner cost: $20-$25. Contractor cost: $60- $80. Option 2 (repair by replacement): If you neglected your warped, twisted, or rotten fascia boards your challenge is greater. You will likely have to hire a contractor to pry off the old warped, twisted, perhaps rotten fascia boards and the galvanized drip flashing underneath. New 2" x 8" fascia boards, new replacement drip flashing, nails, caulking and paint (prime and finish coat) will be used by you or your contractor to make it like new again. Homeowner cost: $60 - $75. Contractor cost: $190 - $225. The choice is yours.
